Job Summary
The General Repair Technician III is responsible for operating the facility, including mechanical systems and other supporting equipment. The technician performs structured inspections, preventive and corrective maintenance, routine and on‑demand services on facility mechanical equipment, and collaborates with all key BGIS departments to ensure full support of all activities and a key role in our integrated approach to operating buildings.
KeyDuties & Responsibilities Safety Ownership and Regulatory Compliance
- Comply with all internal and external requirements, including environmental, health & safety, fire protection, and legal enforcement.
- Take ownership of safety measures related to building equipment, ensuring secure operation of critical systems.
- Perform regular facility, mechanical and other equipment inspections, preventing downtime and maintaining asset integrity.
- Respond to routine and on‑demand service requests and perform preventive and corrective maintenance on facility mechanical equipment.
- Participate in facility‑related projects.
- Provide observations and suggestions for enhancement and repair of equipment and systems.
- Maintain assigned tools and arrange for repair or replacement when required.
- Assume technical leadership to optimize building equipment and prevent disruptions to tenant operations.
- Ensure peak performance of critical building equipment, including HVAC, electrical and plumbing systems.
- Establish a strong technical presence at facility sites, focusing on critical equipment areas.
- Cultivate technical relationships with on‑site personnel, emphasizing reliability and response to equipment issues.
- Perform work in accordance with established processes and practices.
- Conduct facility walkthroughs to monitor mechanical, electrical and other equipment systems.
- Execute comprehensive technical inspections of building equipment, prioritizing repairs and upgrades.
- Document and analyze findings to support maintenance decisions.
- Maintain a technical inspection checklist and database.
- Assist in enhancing tenant satisfaction and maintaining positive relations through quality service.
- Collaborate with facility management to ensure minimal tenant disruptions.
- Work shifts, be on‑call/standby, and handle emergency call‑outs.
- Communicate technical information to internal teams and external vendors.
- Escalate critical equipment issues to minimize downtime.
- Maintain open communication channels for equipment status updates.
- Manage the work order life cycle in partnership with the Central Work Order Management Team.
- Assist the CMMS team in implementing a preventive maintenance program.
- Ensure work meets corporate and legal policies and procedures.
- Prioritize work orders related to building equipment.
- Coordinate technical assignments and oversee timely completion.
- Maintain thorough records of work history, equipment details and expenses.
- Submit all expenditures on a timely basis.
- Manage the budget for building equipment maintenance, seeking cost‑effective solutions.
- Solicit and evaluate technical quotes for repairs, maintenance and upgrades.
- Oversee technical vendors and contractors specializing in building equipment maintenance.
- Hold vendors to high technical standards to preserve equipment integrity.
- High school diploma plus trades training and/or certification or licensing.
- Minimum of 3 years’ experience with preventive and corrective maintenance on HVAC, pneumatic or hydraulic systems.
- Sound knowledge of facility operations and maintenance processes.
- Ability to maintain, troubleshoot and repair mechanical and building systems.
- Strong environmental, health & safety mindset.
- Client‑service orientation with a sense of urgency.
- Knowledge of Building Automation Systems (BAS).
- Effective communication and data relay skills.
- Mentoring skills for lower‑level technician development.
- Availability for shifts, on‑call/standby and emergency call‑outs.
- Strict adherence to PPE and safety policies.
- Capability to obtain appropriate security clearance.
- Knowledge of HVAC systems.
- Building Operator Certification or equivalent through an accredited institution required.
This is a regular, full‑time position with a salary range of $54,185 – $67,732 per annum, based on the candidate’s competencies and experience. The starting salary will be based on the successful candidate’s credentials.
