Purpose of the Position:
The Maintenance Technician II is responsible for the general operation of HVAC, electrical, plumbing, and maintenance in the residential housing facilities Tech II will also help with the removal and moving of furniture throughout the facilities.
Duties/Responsibilities:- Perform moderate-level skilled work in the installation, operation, maintenance, modification, service, and repair of mechanical, electrical, heating, ventilation, air conditioning, plumbing, and structural systems.
- Monitor the performance of heating, cooling, and related systems by interpreting the energy management system alarms, temperature and pressure differentials, troubleshooting problems, and making adjustments when necessary.
- Work with PVC, CPVC, Pex piping, and copper piping up to 4” in size.
- Troubleshoot minor electrical problems
6. Install door hardware. - Prepare housing units for move-in by performing general maintenance tasks.
- Perform other maintenance tasks as required for all housing facilities on campus.
- Repair sheetrock, order parts, and make repairs as needed.
- Perform moderate-level skilled project work defined as work performed in conjunction with Facilities Improvement programs and capital Improvement programs.
- Ensure that the scope of electrical work becomes progressively more proactive as opposed to reactive.
- Perform preventive maintenance and other job-related duties as requested.
- Process & complete all job-related documentation promptly daily.
- Work with computer/tablet devices to interact with daily work orders.
- Estimate repair jobs and recommend needs.
- Interpret plans, specifications, and blueprints.
- Support outside contractors during times of renovation or construction of new facilities.
- Observe closely and adhere to all safety rules and regulations as directed.
- Participate in safety-related training and exercises as directed.
- Prepare the work site by setting up necessary equipment and protecting the area from damage that might otherwise result from work activities.
- Leave the work site clean and orderly upon task completion.
- Ensure that all tools and equipment are clean and in safe working order and that all materials are secured.
- Respond to maintenance issues, handle complaints, provide problem-solving resolutions, and maintain appropriate documentation.
- Respond to emergency calls during non-business hours and determine corrective measures.
- High school education and 3 years of full-time verifiable work experience in the facility maintenance trades (or an equivalent combination of education and experience).
- Must be knowledgeable in HVAC, electrical, carpentry, door hardware, roofing, and other facility maintenance trades with a strong background in plumbing.
- This employee will be a regular driver as defined in the UAH Vehicle Safety Management Program, which includes, but is not limited to, possessing a valid driver’s license and maintaining an acceptable MVR in the judgment of the University’s insurance company.
Qualifications:
- Technical school graduate is preferred.
$36,000 - $40,000
