Job Description
The Project Manager is responsible for planning, managing, and delivering a comprehensive capital improvement program and other assigned projects across commercial real estate facilities and property operations. This role serves as the primary project lead for infrastructure upgrades, equipment installations, tenant fit-outs, renovations, and operational improvement initiatives. The Project Manager develops project scopes, schedules, and budgets; coordinates architects, engineers, consultants, contractors, and vendors;
manages procurement and contract administration; and ensures projects are completed safely, on schedule, and within budget. This position is ideal for a hands-on professional who can independently manage multiple projects from planning and design through construction and closeout, while collaborating effectively with internal leadership and external partners.
Responsibilities
+ Manage capital improvement and other assigned projects from initial planning and design through construction, commissioning, and closeout.
+ Assist with the development and management of the annual capital budget and multi-year capital improvement plan, including tracking expenditures, forecasts, and project performance metrics.
+ Develop clear and detailed project scopes, schedules, budgets, funding requests, and implementation plans for infrastructure, renovation, and tenant improvement projects.
+ Coordinate architects, engineers, contractors, consultants, and vendors to ensure successful project delivery and alignment with project objectives.
+ Review architectural and engineering design drawings, specifications, and project documents for facility renovations, tenant fit-outs, and capital improvement projects to ensure accuracy and constructability.
+ Prepare and administer bid documents, requests for proposals (RFPs), contracts, purchase orders, and change orders in accordance with organizational policies and procedures.
+ Monitor project progress, manage risks, review contractor invoices, and proactively resolve issues impacting project scope, schedule, or budget.
+ Coordinate permitting activities, regulatory approvals, inspections, and project compliance with applicable building codes, standards, and regulations.
+ Support the management of grant-funded capital projects, including documentation, reporting, and compliance with public or private funding source requirements.
+ Maintain thorough project records and documentation, ensuring accurate tracking of decisions, changes, and milestones throughout the project lifecycle.
+ Communicate project status, schedules, risks, and impacts to leadership and stakeholders, providing regular progress updates and clear, timely information.
+ Promote and support contractor safety and quality performance throughout project execution, ensuring work is performed to required standards.
+ Manage capital projects ranging from approximately $500,000 to $5 million, ensuring effective budget control and schedule adherence.
+ Oversee landlord-led tenant improvement projects and renovations in occupied buildings, coordinating closely with property operations and occupants to minimize disruption.
Essential Skills
+ At least 5 years of project management experience in commercial real estate construction, facilities, or property operations.
+ Proven experience managing capital improvement projects, tenant fit-outs, renovations, and building infrastructure projects within office, retail, life science, or mixed-use portfolios.
+ Demonstrated ability to manage project budgets and schedules, and to effectively oversee consultants, contractors, and vendors.
+ Experience reviewing architectural and engineering drawings, specifications, and construction documents to ensure alignment with project requirements.
+ Experience managing grant-funded capital projects, including compliance reporting and coordination with public or private funding sources.
+ Strong project management skills covering planning, execution, monitoring, and closeout phases.
+ Solid construction management and budget management capabilities in a commercial real estate context.
+ Effective vendor management skills, including selection, negotiation, and performance oversight.
+ Familiarity with commercial real estate construction practices and facility operations.

+ PMP (Project Management Professional) certification preferred.
+ Experience managing capital projects ranging from approximately $500,000 to $5 million.
+ Background within institutional, commercial office, retail, or life science real estate portfolios.
+
