Job Description

The Construction Manager leads the full lifecycle of multiple concurrent retrofit, renovation, expansion, and tenant improvement projects across a U.S. fulfillment and industrial facilities network. This role oversees projects from early preconstruction planning through design coordination, permitting, procurement, construction execution, commissioning, and operational handoff. The Construction Manager manages approximately 5-10 active projects at any time, ensuring that each initiative meets scope, schedule, budget, quality, and safety expectations while minimizing disruption to ongoing operations.

The position offers significant autonomy, direct visibility with senior leadership, and the opportunity to deliver high-impact projects in complex industrial and logistics environments.

Responsibilities

* Lead construction projects through the complete lifecycle, including planning, design coordination, permitting, procurement, construction, commissioning, and turnover to operations.

* Manage multiple concurrent retrofit, renovation, tenant improvement, and expansion projects within fulfillment centers, distribution centers, warehouses, manufacturing facilities, and other large commercial or industrial environments.

* Drive preconstruction activities such as budgeting, cost estimating, design reviews, constructability reviews, scheduling, and risk management to set projects up for successful execution.

* Coordinate closely with architects, engineers, design consultants, contractors, and internal stakeholders to align project scope, design intent, and operational requirements.

* Oversee field construction execution to ensure adherence to project budget, schedule, quality standards, and safety requirements within active operational facilities.

* Negotiate and manage construction, procurement, and labor contracts, including contract review, RFIs, and vendor engagement.

* Monitor and control project budgets and schedules, including cost tracking, change management, and forecasting to maintain delivery commitments.

* Identify project risks early and develop mitigation strategies to minimize impact on schedule, budget, and operations.

* Provide regular project reporting, including financial updates, progress reports, forecasts, and executive-level communications to keep leadership and stakeholders informed.

* Support fulfillment centers, distribution facilities, manufacturing environments, and other industrial operations across assigned regions, ensuring minimal disruption to daily operations.

* Balance multiple projects in various stages of design and construction, prioritizing tasks and resources to meet critical milestones.

* Ensure compliance with internal standards, design guidelines, and construction best practices throughout the project lifecycle.

* Collaborate with internal business partners to understand capacity needs, operational constraints, and future growth plans, and translate them into effective project solutions.

* Travel to project sites as needed, typically within a regional territory, to conduct site visits, oversee construction activities, and support project stakeholders.

* Contribute to a fast-paced project delivery model where preconstruction phases typically last around four months followed by approximately six to eight weeks of on-site construction.

Essential Skills

* Proven end-to-end construction and preconstruction management experience, including concept development, design coordination, construction execution, commissioning, and operational handoff.

* Demonstrated experience managing 5-10 concurrent industrial or commercial retrofit, renovation, tenant improvement, and expansion projects.

* Strong understanding of both preconstruction planning and field execution within occupied and operational facilities.

* Experience managing commercial and/or industrial construction projects such as fulfillment centers, distribution centers, warehouses, manufacturing facilities, or large commercial facilities.

* Bachelor's degree in Engineering, Construction Management, Architecture, or a related technical discipline.

* Professional experience as a Construction Manager, Project Construction Manager (PCM), or Pre-Construction Manager.

* Experience overseeing project budgets, schedules, procurement, contractor management, and risk mitigation.

* Proven ability to coordinate effectively with architects, engineers, consultants, design teams, contractors, and internal stakeholders.

* Strong stakeholder management and communication skills, including the ability to communicate with executive-level audiences.

* Experience with procurement and contract negotiation, including contract review and vendor relationship management.

* Ability to manage projects in fast-paced operational environments while balancing competing priorities and maintaining stakeholder expectations.

* Ability and willingness to travel regionally, approximately 20% of the time, to support project sites.
