The Maintenance Technician plays a critical role in ensuring the smooth operation and safety of building facilities and mechanical systems. This position involves performing routine inspections, troubleshooting, and repairing a wide range of mechanical, electrical, and structural components to maintain optimal functionality. The technician will be responsible for addressing maintenance requests promptly, minimizing downtime, and preventing potential hazards through proactive upkeep.

Collaboration with other team members and clear communication with management are essential to prioritize tasks and implement effective solutions. Ultimately, the Maintenance Technician contributes to creating a safe, efficient, and comfortable environment for all building occupants.

Essential Job Duties and Responsibilities

• Responds to emergency maintenance requests;
  Troubleshoot malfunctions;
  Diagnose mechanical, electrical, and plumbing problems to make improvements to equipment and machinery
• Apply plumbing, electrical wiring, and mechanical repair skills daily to troubleshoot and resolve maintenance issues efficiently
• Ensure building systems operate safely, reliably, and effectively through timely maintenance and repairs
• Utilize precision measuring tools and techniques to perform accurate repairs and installations
• Prevent costly errors and maintain quality standards through careful measurements and workmanship
• Perform carpentry and drywall repairs to restore and maintain facility structures
• Contribute to a safe, functional, and professional environment through ongoing facility upkeep
• Climb ladders and access various areas of the facility to conduct inspections and complete repairs
• Perform physical tasks required to maintain equipment, systems, and building infrastructure
• Communicate effectively with team members regarding maintenance needs, issues, and project status
• Report problems clearly and provide timely updates on maintenance activities
• Foster a collaborative and responsive work environment through effective communication and teamwork
• Locate source of problems by observing mechanical devices in operation and listening for problems using precision measuring and testing instruments;
  Install new equipment and parts
• Adjust and remove defective parts by dismantling devices;
  Use forklift, hand and power tools;
  Examine parts
• Fabricate repair parts by using machine shop instrumentation and equipment;
  Monitor compliance of team
• Maintain equipment, parts, and supplies inventories by checking stock to determine inventory level;
  Anticipate needed equipment, parts, and supplies;
  Place and expedite orders;
  Verify receipt
• Provide mechanical maintenance information;
  Prepare reports;
  Maintain records of scheduled procedures
• Maintain teams by documenting and communicating actions, irregularities, and continuing needs
• Comply with regulations to keep safe and clean environment;
  Keep maintenance shop constantly organized
• Report to workstation on time;
  Wear proper work attire;
  Assist in setting up work area
• Follow SOP, SSOP, GMP, and general safety procedures
• Conduct behavior in compliance with Lifeway Employee Policy
• Perform additional duties as assigned

Qualification and Education Requirements

• High school diploma or equivalent
• Proven experience in maintenance work involving plumbing, electrical wiring, and mechanical repairs
• Ability to read and interpret technical manuals, blueprints, and schematics
• Physical ability to climb ladders, lift heavy objects, and perform manual labor
• Strong communication skills, including the ability to talk and hear clearly in a work environment
• Preferred language ability:
  Russian
• Preferred Qualifications:
• Certification or vocational training in maintenance, HVAC, or a related field
• Experience with precision measuring instruments and advanced carpentry techniques
• Familiarity with safety regulations and compliance standards in building maintenance
• Basic knowledge of computerized maintenance management systems (CMMS)
• First aid and OSHA safety certifications
