Superintendent
The Superintendent is responsible for reviewing and understanding project plans and managing the construction of large multi-family projects for the Development Group in Arizona, as assigned, and coordinating with and managing all subcontractors involved during the tenure of the project to ensure projects are built according to plans and in a timely manner.
ESSENTIAL DUTIES & RESPONSIBILITIES:
- Manage and monitor all phases of construction in accordance with approved plans and legal requirements from start to turnover of new building(s)
- Coordinate with municipal personnel (preconstruction meetings) to ensure construction is in compliance with building codes and requirements
- Be informed on local jurisdictions municipal codes and phasing requirements
- Identify Model units to be used
- Prepare fee, tech, and construction budget for new projects
- Maintain document continuity between all parties involved
- Maintain an organized construction office environment
- Develop and manage project schedules with construction personnel involved to remain on time and within budget, including:
- All Superintendents and assistants
- Ensure continuity between all trades
- Conduct daily site walks, monitor progress, and address potential issues discovered
- Ensure all work conducted is consistent with approved plans and does not violate applicable building codes
- California Building Code
- International Building Code
- Municipal Building Code
- All applicable safety codes
- Coordinate with colleagues, project managers, Vice President of Development to resolve major
construction, operational, or administrative issues
- Participate in week-to-week construction meetings to advise on status of projects
- Conduct safety analysis while walking on the jobsite(s)
- Proactively enforce safety
- Liaison between Garden Communities and safety officer (OSHA) to resolve safety issues
- Coordinate with all foremen regarding safety compliance and training
- Maintain proactiveness through construction tenure to avoid issues
- React accordingly based on conditions presented
- Value engineer during entitlements and design development
- Conduct technical feasibility studies for new projects
- Other duties as may be assigned by the VP of Development
