Position: Preconstruction Manager - Data Center / Mission Critical

Preconstruction Manager

DPR Construction is seeking a Preconstruction Manager with at least 8+ years of commercial construction experience. Preconstruction Managers will work primarily on negotiated commercial projects within our core markets: healthcare, advanced technology, higher education, life sciences and corporate office. In this role, you will work closely with architects, engineers, owners, and subcontractors.

Responsibilities
  • Handle the project from first estimate all the way through formalization of subcontracts.
  • Look beyond provided information to ask the right questions and provide a complete project cost evaluation.
  • Be a collaborative and passionate advocate for customers, empowering and informing them throughout the project.
  • Provide innovative solutions to complex issues related to cost, lead‑times, trade partners, and specified products or materials.
  • Make reliable cost predictions and estimate across all scopes of work.
  • Prepare detailed conceptual cost estimates and cost studies from schematic or feasibility‑level documentation.
  • Develop variance summaries between estimates and value‑engineering studies as design evolves.
  • Assemble a complete presentation‑worthy estimate package that clearly communicates project cost.
  • Collaborate with the project team to establish necessary cost controls.
  • Prepare detailed instructions to bidders, trade‑specific clarifications, and comprehensive bid packages.
  • Use the bidding process: solicit bids, communicate with bidders, evaluate subcontractor proposals, use bid tally sheets.
  • Make subcontractor award recommendations to customer/owner and negotiate and finalize subcontracts with trade partners.
  • Lead the preparation and presentation of cost/budget information to the customer/owner.
  • Participate as a member of the team involved in request for proposal (RFP) responses and formal presentations for a project.
  • Engage and develop business with new and existing customers.
  • Lead and facilitate value‑engineering sessions with the project team and design team.
  • Review construction contracts and identify key insurance and damages clauses.
  • Lead, manage, and motivate project teams during the preconstruction phase of a project.
Qualifications
  • Flexible, detail‑oriented team player capable of managing multiple tasks, producing quality work, and meeting deadlines consistently.
  • Excellent listening and communication skills.
  • Creative and innovative approaches to problem‑solving on a project‑by‑project basis.
  • Ability to identify, adapt to, and resolve complex issues.
  • Effective participation in a team environment, with both external and internal teammates.
  • Proficient in Microsoft Office Suite, estimating software (Win Est, Timberline or similar), take‑off software (On‑Screen Takeoff or similar), BIM tools (Revit, Assemble or similar), project management software (CMiC or similar), and scheduling software (Primavera or similar).
  • Minimum 8+ years of experience as a commercial construction estimator, preferably within the healthcare market.
  • Bachelor’s degree.
  • Strong work ethic and a “can‑do” attitude.
