Basic Job Functions

Responsible for providing leadership and management to assigned projects in a safe, profitable, and timely manner. Manages the work in a manner consistent with standards of quality and integrity. Participates in marketing, estimating, bidding, and contract negotiation phases as requested. Primary function is to serve as champion for the execution of the work – preconstruction (when assigned) and construction.

The position includes two steps (I, II). Step I is for less complex projects of $20 million and under, typically with 3‑5 years of experience in this position. Step II is for medium‑scale projects of $20‑$50 million, typically with 5‑10 years of experience.

Key Responsibilities
  • Overall responsibility for project success, including profitability, safety, schedule, quality, customer satisfaction and personnel decisions that impact the project.
  • Plan, acquire, review, develop and manage the project team to ensure relentless execution.
  • Establish the project charter and comprehensive project‑management plan (PMP) covering scope, procurement, environmental, time, financial, quality, safety and risk management.
  • Participate in business development, client contacts, relationships, proposals, presentations and negotiations.
  • Understand and administer prime‑contract terms, contract documents, subcontract agreements, purchase‑order agreements and insurance.
  • Oversee budgeting and cost control so the project stays within approved budget.
  • Prepare and review estimates, ensuring cost‑control adherence, equipment needs, constructability, material and manpower usage, general conditions, schedule and insurance.
  • Champion the orderly transition of projects from estimating to field, holding review meetings on contract requirements, conditions, schedules and budgets.
  • Coordinate with the Project Superintendent on methods required for successful and profitable execution. Review manpower, equipment and material resources.
  • Develop the overall CPM schedule and coordinate with the Project Superintendent and procurement schedule.
  • Prepare Monthly Progress Reports with accurate cost projections.
  • Negotiate and execute change orders, supplements and cost‑control budget adjustments.
  • Manage billings to ensure timely payment applications and collections, maintaining positive cash‑flow.
  • Prepare purchase‑order agreements and subcontracts, including insurance certificates, bonds and lien waivers.
  • Complete close‑out requirements and punch lists promptly. Manage warranty callbacks quickly.
  • Prevent, identify, quantify and resolve claims promptly.
Minimum

Job Requirements
  • Four‑year construction‑related degree or equivalent combination of technical training and/or related experience.
  • Experience in preconstruction and in managing construction projects.
  • Thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations and cash‑flow procedures.
  • Proficiency with all Microsoft Office Suite programs.
  • Experience with process mechanical equipment and managing process‑mechanical scopes.
Physical Requirements
  • Will sit, stand or walk short distances for up to the entire duration of a shift/work day.
  • Occasionally will climb stairs, ladders, etc.
  • Will lift, push or pull objects on an occasional basis.
  • Required to use hands to grasp, lift, handle, carry or feel objects on a frequent basis.
  • Must comply with all safety standards and procedures.
  • May reach above shoulder heights and below the waist on a frequent basis.
