Ganem Construction LLC Project Manager - Commercial Construction Job Description

Accomplishes project objectives by successfully planning, directing, budgeting, documenting, and executing all project activities to completion while meeting financial objectives. Responsibilities include but are not limited to the following.

  • Keeps Operations Manager and Superintendent informed of all circumstances that could affect the project or client. Identifies problems and communicates solutions. Promotes job‑site safety by adhering to all company safety policies and implementing safe work practices in the field. Holds regular job‑site safety meetings and satisfies client, property management, and other stakeholders.
  • Assists Superintendents in developing and refining the project schedule. Works with Superintendents to keep the schedule up‑to‑date and meet required dates. Meets company deadlines and schedule expectations. Delivers effective communication and coordination of projects between all disciplines or parties. Resolves disputes and conflicts related to projects and schedule.
  • Requires a comprehensive knowledge of the contract, drawings, specifications, addenda, subcontracts, and on‑site procedures. Analyzes, evaluates, and proactively reduces and resolves problems. Supervises to eliminate potential cost impacts and risks on project documents, design deficiencies, quality scope of work compliance, inventory control, and potential code violations.
  • Understands job‑site conditions to complete RFIs, ASIs, change orders, addenda, photos, daily reports, as‑builts, red lines, permitting, licensing, code compliance, pay applications, liability, safety, security, quality, submittals, warranty issues, work authorizations, and project close‑out legal documents.
  • Receives and reviews subcontractor daily reports of work completed and labor and materials employed. Creates or obtains a consistent completions list from subcontractors. Performs high‑quality job walks during each phase and throughout the project applying scope management and budget tracking techniques. Minimizes owner‑created punch lists and provides excellent customer service.
  • Verifies that all subcontractors have completed their contractual requirements including pre‑qualification, certificate of insurance, fully executed subcontract, schedule of values, and approved safety program before work begins at the job site.
  • Supports quality relationships with Director of Operations, Superintendent, Project Coordinators, Senior Superintendent, Pre‑Construction, and all Ganem team members from project start‑up through closeout by providing leadership that establishes and maintains a healthy, effective, and harmonious working relationship.
Minimum Requirements
  • Experience:

    5+ years of successful project management in multi‑family or commercial construction, with a focus on ground‑up new construction or occupied renovation projects. Must have industrial experience and be able to manage scheduling, cost control, subcontractors, suppliers, vendors, safety, and production of all project phases.
  • Knowledge:
    Ability to read and interpret contracts, drawings, specifications, addenda, and on‑site procedures. Proficiency in project scheduling and cost control.
  • Skills:

    Independent decision‑making, professionalism, excellent computer skills, and proficiency with Microsoft Office (Excel, Word, Project, Outlook), Sage, Timberline, Textura, Visio, AIA, or similar. 30‑hour OSHA safety training required.
  • Education:

    High school diploma or equivalent required. A 4‑yr college degree is desirable, especially in construction management, architecture, engineering, or building technology. LEED AP or LEED certification is a plus.
Work Environment & Travel

Future travel may be required. Work hours may be flexible to accommodate project demands and may include weekdays, weekends, and holidays. The position is based in Phoenix, AZ, with weekly travel to job sites and related locations.
