Pay75K–105K DOE (overtime pay eligible)
Responsibilities- Perform construction administration by monitoring contractor installations to ensure compliance with project plans, specifications, and applicable codes (NEC, NFPA, ICC, BICSI).
- Conduct site inspections and prepare detailed field reports documenting construction progress, deficiencies, and corrective actions.
- Coordinate and participate in pre‑construction and construction meetings, including preparing and distributing meeting minutes.
- Serve as the Authority Having Jurisdiction (AHJ) for electrical and mechanical projects when contractually required.
- Evaluate existing building systems and conditions, identify repair or replacement needs, and develop assessment reports.
- Perform special inspections and oversee contractor testing activities such as duct smoke detector certification, fire and smoke damper testing, grease duct testing, Hi‑Pot testing, electrical grounding verification, and conductor testing.
- Prepare written reports for engineering review and approval.
- Review and approve contractor pay applications and manage AIA documentation processing.
- Conduct internal quality control reviews of project design documentation prior to final release.
- Collect site photos and field documentation during pre‑design investigations and system assessments.
- Review closeout documentation, including as‑built drawings, O&M manuals, and commissioning records, to verify completeness and accuracy.
- Interface with clients, contractors, architects, engineers, and consultants to ensure project requirements are met throughout construction.
- Assist with field investigations, design reviews, construction observation activities, and project documentation.
- Certification as a Commercial Electrical Inspector and/or Commercial Mechanical Inspector (or willingness to obtain after hire).
- Working knowledge of construction practices related to mechanical, plumbing, and electrical systems.
- Experience working with Building Automation Systems (BAS), including system interfaces, programming intent, and installation practices.
- Experience in the architecture, engineering, and construction (AEC) industry.
- Proficiency in Microsoft Word and Excel.
- Strong written and verbal communication skills for client coordination, reporting, and meeting facilitation.
- Ability to work independently while collaborating effectively within a project team.
- Strong attention to detail and commitment to quality workmanship.
- Ability to walk construction sites, climb ladders, and work in active job site environments.
- Ability to pass background checks required for security clearance badging.
- Valid driver’s license with a clean driving record and ability to maintain insurability under company auto coverage.
- Extensive experience in at least one field of construction related to building mechanical or electrical systems.
- Familiarity with Bluebeam and Procore software.
- Experience creating complex spreadsheets for project commissioning and functional testing.
- Knowledge of commissioning processes for HVAC, power distribution, access control, surveillance, paging, and lighting systems.
- Ability to troubleshoot system malfunctions and propose coordinated solutions.
- Experience developing commissioning plans, functional testing procedures, and commissioning reports.
- Experience administering functional testing processes for new and existing building systems.
- Certification as a Commissioning Services Provider.
- Strong analytical and problem‑solving abilities related to building systems and construction challenges.
