Spring EQ is hiring a Non-QM Loan Closer

The ideal candidate will have at least three years of experience closing Non-QM loans
, and a solid understanding of Non-QM loan products and mortgage closing procedures.

Responsibilities
  • Manage Non-QM loan files from CTC through funding and post-closing, ensuring adherence to investor guidelines, regulatory requirements, and internal policies.
  • Review closing request forms, title commitments, final Closing Disclosures (CDs), and settlement statements for accuracy, completeness, and compliance.
  • Coordinate with brokers, broker processors, title/settlement agents, and internal underwriting, compliance, and funding teams to balance final figures and resolve discrepancies.
  • Prepare and issue closing instructions to title companies and settlement agents.
  • Validate conditions, trailing documents, and stipulations required for funding.
  • Ensure proper vesting, entity documentation and personal guaranties (if applicable) are satisfied.
  • Confirm compliance with state-specific and investor-specific closing requirements, including disclosures, rescission timelines, and signature requirements.
  • Track closing timelines and proactively elevate delays or issues that may impact funding.
  • Perform final quality control review prior to funding authorization.
  • Maintain accurate and complete loan file documentation in the LOS and document management systems.
  • Support post-closing by ensuring delivery of final documents and resolution of trailing conditions.
Qualifications
  • Minimum of 5 years of mortgage closing experience, with at least 3 years specifically in Non-QM, DSCR, or investor-focused lending.
  • Strong knowledge of Non-QM loan products, including bank statement, DSCR, asset-based, and investor programs.
  • Working knowledge of TRID, RESPA, TILA, and state-specific closing regulations.
  • Experience balancing Closing Disclosures and settlement statements with title and brokers.
  • Proficiency with LOS platforms (e.g.,
    Blue Sage
    , Encompass, or similar) and document preparation systems (e.g.,
    Docutech or equivalent).
  • High attention to detail and strong organizational skills in a deadline-driven environment.
