Sr. Commercial Loan Documentation Specialist

Responsibilities- Prepare all commercial loan documents through the Credit Union's loan documentation system.
- Administer processes for creation, closing, review, perfection, and securing of loan documentation and collateral for the commercial loan portfolio.
- Work closely with internal and external stakeholders, including title companies and legal counsel, to ensure loan compliance with state and federal laws, regulations, and Credit Union policies.
- Review and understand commercial real estate loan terms, conditions, and financial components as detailed in credit approval documents.
- Identify potential problems and provide solutions.
- Verify that title work and UCC filings support the Credit Union’s lien position.
- Create loan documentation packages that comply with approved terms and conditions.
- Perform final review of closing packages; ensure all tasks and conditions have been addressed.
- Transmit closing packages to loan officers or closing office and ensure closing date commitments are met.
- Review completed documents after closing to ensure proper execution.
- Identify exceptions and notify appropriate parties.
- Generate additional documents as requested, including loan modifications, partial lien releases, guarantor changes, extensions, and renewals.
- Engage legal counsel to provide guidance on loan documentation.
- Ensure perfection on collateral, including filing or recording processes for UCC, assignments, deeds of trust, and titled collateral.
- Perform final audit of loan data prior to transfer from the loan documentation system to the host system.
- Authorize and ensure disbursement of loan funds in accordance with regulations and policies.
- Act as a resource for Business Bankers and associates for commercial/business loan document and entity structure guidance.
- Coordinate and attend commercial loan closings with borrowers.
- Receive, approve, and process vendor invoices; balance appraisal general ledger monthly.
- Provide guidance and training to co‑workers.
- Maintain strong working relationships with credit administration and business banking teams.
- Ensure compliance with NCUA, federal and state regulations.
- Support audits and regulatory examinations.
- Maintain collateral files and verify completeness with necessary documents and signatures.
- Complete annual compliance training as required.
- Track and report commercial loan production and documentation pipeline.
- Create and maintain effective processes and procedures.
- Identify enforce ability issues and recommend to director and legal counsel.
- Participate in credit administration meetings as requested.
- Review and identify inconsistencies in documents related to purchased participation loans.
- Review all due diligence requests for real estate, equipment, and business appraisals.
- Review Laser Pro updates and test applicable updates.
- Track application, decline, and withdrawal status of all credit requests.
- Work with the SBA on subordination documentation to maintain approved collateral position.
- Provide necessary documentation to Partner Engineering for due diligence.
- Track and maintain Sageworks workflow updates.
- High School Diploma or GED required;
Associate degree or higher preferred. - 5 to 8 years of experience in commercial loan documentation and closing.
- Experience with commercial real estate loan transactions and UCC perfection.
- Ability to review and analyze title documents to secure lien position.
- Understanding of general ledger and suspense accounts, and funding mechanisms.
- Knowledge of corporate business structures, by‑laws, and operating rules.
- Skill in reviewing entity formation documents for proper permissions and authorities.
- Working knowledge of Finastra (Laser Pro), Meridian Link (LoansPQ), and DNA preferred.
- Strong knowledge of Credit Union policy and operating procedures.
- In-depth understanding of loan documentation language and systems.
- Notary public preferred.

- Target hourly range: $31.15 – $38.90 per hour, depending on experience.
