The Government Guaranteed Loan Processor & Closer II is a vital role in the origination process, coordinating with members, lenders, sales agents, and escrow companies to ensure loans are processed and closed accurately, efficiently, and in accordance with Credit Union, SBA and USDA guidelines and regulatory requirements. The role analyzes business loan structures to determine appropriate due diligence, ensures loans are documented and funded in line with credit approvals or purchase contracts, and provides an excellent member experience while meeting all compliance requirements.
EssentialJob Functions
- Demonstrates and appropriately applies a strong working knowledge of diverse government guaranteed loan documentation, legal & regulatory requirements, policies and procedures
- Reviews loan approval to determine borrower, collateral, guarantor, loan structure requirements and prepares an SBA Master Needs List accordingly
- Ensures good faith deposit is received and proof uploaded to the loan origination system
- Obtains necessary approvals for compliance requirements such as CIP, BSA, ECOA, OFAC, etc.
- Communicates proactively with borrower(s), sales, credit, external partners, and 3rd party vendors to meet closing deadlines and borrower expectations
- Orders and reviews third‑party reports (title commitments, flood certifications, Certificate of Good Standing, UCC searches, site visits, tax, lien, and judgment searches, tax transcripts, CAIVRS, and others)
- Works with CDC to obtain debenture funding on 504 Loans
- Collaborates with Government Guaranteed Servicing to ensure loans are boarded correctly and in accordance with approval
- Collaborates with Portfolio Manager for changes in terms on existing loans
- Determines when underwriting approval conditions are satisfied or takes corrective action to resolve discrepancies, escalating as needed
- Determines closing date expectations and advises sales and credit of obstacles that may impede meeting member expectations
- Mitigates risk by clearing liens and credit approval conditions prior to closing
- Coordinates the closing with all parties, including attorneys, title companies, members, and loan officers, to meet funding deadlines and expectations
- Prepares the loan funding and disbursement package, reviews settlement statements, and balances disbursements with escrow/title
- Directs disbursement of all loan proceeds and any funds held back for construction
- Submits the loan file for pre‑close review and resolves identified discrepancies prior to closing
- Reviews loan presentation for correct coding needed for portfolio and regulatory reporting (loan purpose, collateral type, etc.)
- Manages workload by monitoring and updating the pipeline report to meet internal SLAs
- Processes adverse actions requests
- Verifies executed loan documents for signatures, dates, and other relevant data before funding, ensuring closing conditions are met
- Obtains SBA approvals via ETRAN
- Collaborates with Loan Officers and/or Portfolio Managers to draft 327 Actions to the SBA
- Organizes electronic files according to system standards and understands the loan origination system
- Inputs appropriate ticklers before boarding and collects trailing post‑close documents
- Files items with the centralized documentation system
- Enters data and maintains data integrity and accuracy in the commercial loan origination system
- Ensures all loan packages are complete and sent to vault
- Stays current with credit policy, SBA SOP rules and regulations, and procedures to mitigate risk and support a low PARRiS score
- Coaches internal business partners in government guaranteed lending loan processes
- Assists with member inquiries, ensuring timely resolution
- Maintains intimate working knowledge of all required SBA/USDA SOPs and applies them to transactions
- Assists and collaborates with credit officer during OCRM oversight audits

- High school diploma or GED and five (5) years’ experience in processing/closing SBA loans or three (3) years of experience supporting a volume of 3‑5 SBA loan closings per month
