Director Of Hotel Transitions

With ARK’s vision to positively impact, along with its mission and core values at the forefront, the director of transitions is responsible for overseeing the successful launch of new hotel properties within the organization. This role involves managing the strategic planning and execution of the pre‑opening process across multiple sites, ensuring all hotels are prepared for operation in alignment with company goals and brand standards.

The director of hotel transitions will collaborate with internal stakeholders, including operations, business development, accounting, IT, sales & marketing, revenue, people and culture, and external vendors, to ensure timely project completion, budget adherence, and brand consistency. Additionally, this role requires the development of operational frameworks to ensure the implementation of company policies upon opening. Strong leadership, cross‑functional collaboration, and problem‑solving skills are critical for driving a seamless and successful hotel opening.

The role demands a tactical, detail‑oriented approach focused on meeting objectives in terms of both time and quality.

• Utilize and evolve current new hotel opening checklist and transitions in collaboration with each brand, VP of business development, and SVP of operations to improve the overall processes.
• Operations lead in the overall process, including liaison with brand representatives.
• Lead communication with onsite general contractors, and manage vendor and supplier relationships to ensure timely delivery of goods, services, and equipment, ensuring that all hotel facilities are fully operational before opening.
• Lead collaboration with senior leadership and cross‑functional teams to develop and execute detailed timelines and action plans for the hotel opening by the brand.
• Lead collaboration with people & culture, regional manager, and general manager to oversee the recruitment, training, and onboarding of hotel staff, ensuring they are fully prepared for a seamless opening and consistent service delivery.
• Coordinate the set‑up of all hotel departments, including front desk, housekeeping, food & beverage, maintenance, and administration, ensuring they meet brand standards and operational needs.
• Co‑lead with the VP of sales and revenue management to plan and execute the hotel’s opening marketing strategy, including local promotions, digital marketing, and brand visibility efforts.
• Ensure compliance with health, safety, and regulatory requirements during the pre‑opening phase, working with relevant departments to address any concerns.
• Partner with the regional manager to implement standard operating procedures (SOPs) for all departments, ensuring consistency and efficiency in hotel operations.

• Exemplary communication skills, leadership skills, and analytical skills.
• Prior experience managing a team in a hospitality or hotel management role.
• Working knowledge of Microsoft Office and basic computer skills.
• At least 5 years of prior hospitality experience, preferably at a full‑service hotel.
• Bachelor’s degree or equivalent experience in a similar field is required.

$75,000 - $80,000 yearly
