Assumes responsibility for general building maintenance—including preventative maintenance, minor repairs, and completion of work orders—under the general supervision of the Senior Property Manager, Property Manager, and/or Maintenance Supervisor. Supervises and assists outside service personnel and vendors as needed. Reports major repair and maintenance needs to supervisor.
Essential Functions- Conduct general maintenance of resident units and common areas including carpentry, painting and other general repairs.
- Prepare vacant units for move‑in, including painting, cleaning and carpet cleaning.
- Perform and arrange scheduled preventative maintenance and cleaning. Complete inspections and tests, and maintain logs and records reflecting results.
- Perform maintenance on all security systems, fire alarms, and door locks.
- Adhere to schedule and take assigned on‑call duties as directed.
- Provide assistance and direction on outside service and repair work.
- Perform landscaping duties (lawn mowing, hedge trimming, bed maintenance) as needed.
- Maintain grounds, parking lots, and driveways, keeping walkways and parking lots free of snow and ice.
- Clean common areas of property: empty trash, dust, vacuum, polish furniture, clean fixtures, window ledges, mop floor areas.
- Clean and deodorize bathrooms; replace toilet paper and paper towels.
- Remove trash from common areas; maintain dumpster area.
- Track and record preventative maintenance procedures.
- Complete work orders and inspections appropriately per policy and procedure.
- Review all Material Data Safety Sheets and follow instructions regarding use, disposal of or spills.
- Keep management informed of area activities and any significant problems or maintenance concerns.
- Attend and participate in meetings as required; complete required records and reports.
- Assist vendors and service providers as needed.
- Ensure residents and staff are treated with respect and dignity; report complaints and allegations of abuse or other compliance items immediately.
- Manage relationships—internal and external—using appropriate communication and interpersonal skills.
- Know and adhere to fair housing laws.
- Complete assigned training in a timely manner.
- Resident units are in good repair and well maintained; vacant units are readied for move‑in promptly.
- Common areas and grounds are clean and free of trash.
- Preventative maintenance and repairs are performed effectively per established standards and procedures.
- Maintenance needs are identified and resolved or reported promptly.
- All responsibilities are carried out in a manner consistent with National Church Residences’ Core Values of Mission, Compassion, Leadership, and Professionalism.
- Adhere to all policies, procedures, terms, and conditions set forth in the National Church Residences Employee Information Guide (EIG), Policy and Procedure Guide (PPG), and facility handbook.
- Achieve acceptable Resident Satisfaction score as measured.
- Possess the ability to travel on a flexible schedule as needed; provide proof of liability and property damage insurance on vehicle used.
- Perform other duties as assigned.
Education: Must have high school diploma or equivalent.
Experience: One to two years maintenance experience; knowledge of janitorial equipment and maintenance procedures.
Skills/Abilities: Good mechanical and problem‑solving abilities; well organized and able to work well independently; coordinates well with others and professionally assists others; attentive to detail; working knowledge of computer or tablet software; good communication, comprehension and interpersonal skills.
Mental: Ability to understand data and carry out verbal and written instructions.
Licensure: Valid driver’s license; meet National Church Residences’ motor vehicle policy.
Consequences of Errors: Limited monetary responsibility.
Supervision Received: General supervision; employee generally operates independently checking with supervisor when in doubt.
Reasoning Ability: Apply common sense understanding to carry out detailed but uninvolved instructions and deal with problems involving a few variables.
Mathematics Ability: Perform very basic math skills including adding, subtracting, multiplying, and dividing two digit numbers; basic arithmetic with money and units.
Language Ability: Communicate and understand English.
Working Conditions: Acceptable; subject to changing inside and/or outside temperatures, noise, dust, heat, and oil; conditions not continuously disagreeable.
