The Maintenance Technician reports to the Maintenance Supervisor and assists in all property maintenance needs, ensuring a clean physical appearance and effective work order resolution. The role requires hands‑on maintenance of units and grounds, timely response to work orders, participation in the Turn and Make‑Ready process, and maintaining excellent resident relations through outstanding customer service. Rotating on‑call and some weekend availability are required.

• Participate in the daily operations of the property
• Respond to work orders in accordance with company policy
• Perform grounds and exterior upkeep as needed
• Manage the Turn and Make‑Ready process
• Conduct regular health and safety inspections
• Inspect units for Move‑In readiness
• Ensure compliance with company policy, state, federal safety, and fair housing laws
• Provide hands‑on maintenance support
• Assist the Maintenance Supervisor with property improvement initiatives

• Minimum of 1 year of maintenance experience (required)
• Experience in multi‑unit complexes or hotels (preferred)
• Knowledge of plumbing, electrical, and HVAC systems (preferred)
• HVAC certification (preferred)
• Mechanical background (preferred)
• Strong organizational and interpersonal skills
• Ability to lift and work with heavy equipment
• Must reside within 30 minutes of the property and hold a valid driver’s license
