Job Description

Maintenance Supervisor oversees and performs technical and mechanical work to ensure the property meets Range Water standards for cleanliness, appearance, safety, and overall functionality.

Responsibilities
  • Employee champion:
    Manage maintenance team, assist in employee evaluations, interview/hire/orient/train new hires, oversee the Make Ready process per company policies.
  • Respond to resident service requests and perform routine upkeep; diagnose causes and complete repairs per safety standards and code requirements.
  • Inspect work performed by staff and contractors; verify quality and compliance; maintain inventory; assist in budgeting for maintenance and capital expenses; support cost-control efforts by repairing when possible.
  • Stay informed of changes in technology and industry standards.
  • Complete monthly Preventative Maintenance procedures as outlined in policy and procedure manual.
  • Provide excellent customer service in interactions with employees, residents, clients, and vendors.
  • Ensure safety, cleanliness, and general appearance of the property; report malfunctions and incidents; conduct safety meetings and maintain required documentation.
  • Resolve customer complaints and other duties as assigned.
Work Hours
  • Schedule:

    40 hours per week
  • Typical site hours:
    Monday–Friday 9am–6pm;
    Saturday 10am–5pm;
    Sunday 1pm–5pm (site variations may apply)
Essential Requirements
  • Available to work on weekends when scheduled and able to perform essential job functions unaccompanied
  • Flexible schedule including on-call evenings, weekends, and holidays; able to perform essential functions unaccompanied
  • Work outdoors with exposure to varying temperatures, weather, and environmental conditions
Qualifications
  • Education:

    High School Diploma or GED; OSHA/MSDS knowledge; technical degree preferred
  • Supervisory experience: 1–3 years (hiring, leading, evaluating, and managing subordinates)
  • Experience:

    2–3 years of apartment maintenance preferred
  • Communication and delivery skills; ability to connect with people at all levels
  • Computer skills: proficiency with internet, word processing, spreadsheets, databases; strongly preferred:
    Entrata, Yardi, and/or One Site
  • Licenses/Certifications:

    Valid driver’s license; EPA Type I/II or Universal refrigerant recycling;
    Certified Pool Operator or Certified Spa/Pool Operator; certifications required by state/local jurisdiction
  • Physical: ability to lift up to 50 lbs with/without assistance; mobility including standing, walking, reaching, climbing, stooping; occasional sitting and keyboard work
  • Travel: local travel may be required for business-related tasks
