Job Description

The senior maintenance supervisor is primarily responsible for the day‑to‑day maintenance operations and physical upkeep of the assigned property or properties, ensuring compliance with company policies and local, state, and federal regulations. This role also manages the property budget and contributes to risk management.

Responsibilities
  • Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards, are met.
  • Review and track the progress of service requests and identify chronic maintenance issues.
  • Respond promptly to maintenance‑related issues as outlined in company policy while maintaining professionalism.
  • Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance per state guidelines.
  • Perform general carpentry duties, including wallboard repair, counter top/cabinet replacement, finishentry, window/glass repair, and ceramic tile repair.
  • Conduct proactive preventive maintenance such as siding, painting, lighting, sprinkler, pool, golf cart, elevator, and more.
  • Ensure work order systems accuracy, verifying all orders are completed promptly to standards and resident satisfaction.
  • Daily inspection of property grounds, buildings, and common area amenities to maintain safety and cleanliness.
  • Oversee and assist with the management of property emergencies such as inclement weather, fires, and floods.
  • Communicate promptly with maintenance team and property manager regarding all maintenance issues.
  • Observe and promote safety and risk management per local, federal, and company regulations.
  • Monitor response times for emergency on‑call/after‑hours assignments; participate in on‑call rotation as needed.
  • Promote customer satisfaction by maintaining cleanliness and curb appeal, interacting courteously with residents.
  • Foster collaborative relationships with residents, other properties, and associated agencies.
  • Conduct pre‑move‑in and post‑move‑out apartment inspections to ensure timely completion of unit turns.
  • Act as a mentor to the maintenance team.
  • Maintain a professional demeanor and appearance, encouraging the same across the team.
  • Administer the company risk management program.
  • Complete special projects as assigned.
  • Solicit suppliers and contractors when necessary and monitor compliance with company policy.
  • Work with the property manager to ensure team and property comply with all relevant policies and standards.
  • Walk property weekly with leadership to review challenges and operations.
  • Ensure maintenance costs remain within the allotted property budget and provide input on future budgeting.
Education and Experience
  • High school diploma or equivalent.
  • At least five years of experience in the property management industry or directly related field.
  • Proficiency in general maintenance and carpentry skills.
Skills and Requirements
  • Ability to read, write, and understand English.
  • Ability to use general office equipment and key‑track system.
  • Excellent customer service and interpersonal skills.
  • Strong organizational and time‑management skills.
  • Ability to multi‑task.
  • Basic mathematical proficiency.

  • Valid driver’s license and clean driving record; current auto insurance required.

Scheduling
  • Regular schedule, may include outside business hours, weekends, and non‑traditional holidays.
  • Potential on‑call responsibilities and assistance during property staff deficiencies.
Environment
  • Exposure to typical multifamily community settings.
  • Exposure to hot, cold, wet, humid, or windy conditions.
  • Exposure to noise, vibrations, atmospheric conditions, and confined spaces.
Physical Requirements
  • Ability to lift, push, and pull up to 100 pounds.
