The Central Plant Operations Supervisor is responsible for ensuring the safe, reliable, and efficient operation of all central plant, utility, and building control systems throughout the property. This role oversees the daily performance, maintenance, and optimization of critical infrastructure, including steam boilers, chillers, cooling towers, heat exchangers, pumps, domestic water systems, water softeners, lift stations, and Building Automation Systems (BAS/BMS). The Supervisor serves as the property's technical expert for central plant operations, advanced troubleshooting, preventive maintenance programs, regulatory compliance, energy efficiency initiatives, and vendor management.
Key Responsibilities- Oversee the operation and maintenance of central plant equipment, including boilers, chillers, cooling towers, heat exchangers, and pumping systems.
- Monitor and optimize Building Automation Systems (BAS/BMS), including pneumatic and Direct Digital Control (DDC) systems.
- Troubleshoot and resolve complex HVAC, mechanical, electrical, and controls-related issues.
- Ensure compliance with all safety regulations, environmental standards, and company policies.
- Lead preventive and predictive maintenance programs to maximize equipment reliability and lifespan.
- Coordinate with contractors and vendors on inspections, repairs, projects, and service agreements.
- Support energy management initiatives and identify opportunities to improve operational efficiency.
- Maintain accurate records of equipment performance, maintenance activities, and regulatory compliance requirements.
- Assist with capital planning, equipment upgrades, and facility improvement projects.
- Provide technical guidance and support to engineering and maintenance team members.
