Candidates must have local experience in residential land acquisition.

We are seeking a dynamic Vice President of Land Acquisition to join our leadership team and drive our strategic expansion throughout the region.

The Vice President of Land Acquisition will lead all aspects of land sourcing, evaluation, negotiation, and acquisition in support of Company’s growth objectives. This key executive will leverage deep knowledge of the Phoenix real estate market, develop and execute acquisition strategies, establish lasting relationships with landowners and stakeholders, and coordinate closely with internal teams to align land inventory with our business needs.

• Develop and implement a comprehensive land acquisition strategy to ensure a consistent pipeline of residential lots for future communities.
• Identify new land opportunities through networking, direct outreach, broker relationships, and market research.
• Analyze potential land acquisitions, including pro formas, market studies, site feasibility, zoning, and entitlement risks, to ensure business and financial viability.
• Lead all negotiations for land purchase agreements, option contracts, and joint ventures, ensuring favorable terms for the company.
• Oversee the due diligence process, coordinating with consultants, legal counsel, and internal teams to mitigate risks.
• Build and maintain strong relationships with landowners, brokers, developers, municipal officials, and other key stakeholders.
• Monitor local, state, and federal land use regulations, entitlement processes, and environmental considerations affecting land acquisition.
• Collaborate with Finance, Operations, Construction, and Sales teams to align land strategy with business objectives and market demand.
• Develop, coach, and lead a high-performing land acquisition team.
• Present acquisition opportunities and land strategies to senior leadership and executive committees for approval.
• Stay abreast of real estate market trends, zoning changes, and competitive activity in the Phoenix metro area.
• Represent Company at industry and community events.

• Bachelor’s degree in Real Estate, Business, Finance, Urban Planning, or related field. Master’s degree preferred.
• 8+ years of progressive experience in land acquisition for residential or mixed-use development, preferably with a production home builder.
• Deep knowledge of the Phoenix land market, entitlement process, and municipal government structure.
• Expertise in financial modeling, contract negotiation, and due diligence.
• Proven track record of successful land transactions from identification through entitlement.
• Strong leadership, communication, negotiation, and relationship-building skills.
• Ability to travel throughout the Phoenix metro and surrounding areas as needed.
• High ethical standards and reputation for integrity within the industry.
