Overview
Responsible for managing all operations and maintenance at City Scape property. Maintain effective working relationships with General Managers, owners, tenants and vendors. Supervises engineering staff at assigned buildings. Emphasis on tenant satisfaction, cost control, preventative maintenance, code compliance and fire/life safety.
Essential Duties and ResponsibilitiesOperations
- Responsible for operation of all building equipment and systems.
- Administer contracts for services from third party vendors (elevator maintenance, HVAC maintenance, etc.).
- Supervises on site engineering staff.
- Troubleshoots mechanical/electrical/plumbing problems.
- Ensures the timely completion of service requests and work orders.
- Assists General Manager in bid solicitation and selection of successful bidders.
- Monitors tenant build-outs and other construction projects in assigned properties.
- Able to read/comprehend Construction drawings, documents, etc.
Preventative Maintenance
- Responsible for all preventative maintenance, according to manufacturer s specifications, of all building equipment and systems.
- Establishes preventative maintenance schedule and ensures completion of maintenance in accordance with schedule.
- Conducts periodic inspections and prepares appropriate reports.
Reporting
- Reviews and monitors periodic reports summarizing service requests/work order activity.
- Assists General Manager in the preparation of monthly variance reports.
- Prepares other reports as required.
- Maintains preventative maintenance records.
Budgeting
- Assists General Manager in preparation of annual operating budgets.
- Assists General Manager in preparation of capital budgets.
Supervision
- Leads and directs onsite engineering staff.
- Assigns preventative maintenance work orders to appropriate staff members.
- Monitors quality and quantity of work performed by engineering staff.
- Develops duty engineer and on-call schedules to insure proper coverage.
- Insures the proper training of all engineering staff.
- Responsible for the maintenance of blue prints, manuals, supplies, tool room and shop.
- Minimum five years experience in commercial property operations, maintenance and engineering
- Minimum three years supervisory experience
- Completion of certified HVAC school or apprentice program or equivalent
- Thorough understanding of:
1) computerized maintenance programs;
2) automated building control systems;
3) mechanical, electrical, plumbing, security and fire/life safety equipment and systems; and
4) local, state and federal building code requirements - Ability to read construction documents/blue prints/schematics
- Ability to work evenings and weekends and respond to emergency calls as required
- Preferred:
Familiarity with construction trades, practices and standards. Familiarity with Alerton system, EST fire panel, energy star requirements, work order systems. OSHA Certification.
This job operates in both inside and outside work;
Work outside on building roof; regularly exposed to both hot and cold weather, dust, fumes, odors, noise, etc.
