Resident Maintenance Manager (RMM)
Responsible for all occupied maintenance operations and related expense management within a district. Directly supervises Field Maintenance Technicians and Resident Maintenance staff, leading the end-to-end occupied maintenance process from request intake to resolution to ensure timely, efficient, high-quality service.
Responsibilities- Manage a team responsible for occupied maintenance operations and logistics.
- Accountable for hiring, onboarding, and training team members.
- Monitor performance and conduct coaching using departmental reporting.
- Oversee cost-effective management of resources, KPIs and financials of each asset.
- Maintain oversight of occupied maintenance expenses and ensure alignment with the District Budget.
- Assist in purchase order preparation and approval for turn costs.
- Provide oversight of a quality control program evaluating team performance, ongoing training, and adherence to Company Standards.
- Resolve issues and escalations, ensuring work orders are completed in a timely manner per KPIs.
- Partner with Regional Vendor Specialist and District Maintenance Managers to identify vendor needs, support vendor utilization and compliance.
- Review bids, analyze scopes of work, identify cost savings opportunities.
- Lead meetings around seasonal and operational trends to proactively address business needs.
- Collaborate with cross-functional teams to ensure timely and thorough completion of all maintenance activities within the assigned territory.
- Conduct periodic field observations with Field Maintenance Technicians, including scheduled site visits and inspections of storage rooms.
- Support semi-annual cycle counts of storage inventory.
- High school diploma/GED required;
Bachelor’s degree or technical training certification preferred. - Minimum five (5) years of progressive operations or multi-unit leadership experience.
- Experience in a field-based or property management environment preferred.
- Experience leading teams required.
- Scheduling, dispatching, or resource allocation experience strongly preferred.
- Valid driver’s license and satisfactory driving record required.
- Keen understanding of operations and/or property management, ability to assess strengths and weaknesses, recognize cost savings opportunities, and implement process improvements.
- Working knowledge of residential maintenance operations, general familiarity with maintenance tools and equipment.
- Technically savvy; able to leverage systems and tools effectively.
- Strong understanding of data, analytics, and reporting to identify trends and support decision-making.
- Working knowledge of financial statements, including P&L reports, and understanding budget impacts and cost drivers.
- Strong knowledge of Microsoft Office (Word, Excel, Outlook) required.
- Solid planning, organizing, negotiating, and leadership/supervisory skills.
- Strong staffing, development, and appraisal skills.

- Excellent verbal, written, and presentation skills.
- Solid customer service, quality, and results orientation.

- Must be able to operate a motor vehicle.
- Must be able to lift/carry 50 pounds to waist height, 50 pounds to shoulder height, 20 pounds above the head.
- Salary range: $80,155.00 to $ annually.
