Position: Director of Property Management
Location: Phoenix, AZ
Native American Connections (NAC) is a 501(c)(3) nonprofit dedicated to improving the lives of individuals and families through affordable housing and behavioral health services in the Phoenix area. A mission grounded in traditional Native American culture, NAC seeks to reduce health disparities by delivering high-quality, integrated healthcare and stable housing to underserved communities.
Responsibilities- Oversee daily operations of property management, including leasing, maintenance, and tenant relations.
- Prepare and manage key financial reports, including budgets, forecasts, and monthly variance analyses.
- Monitor and manage KPIs related to portfolio performance, such as Bad Debt, collections, and occupancy rates.
- Collaborate with operational teams to gather and analyze data, ensuring properties meet financial and physical performance standards.
- Regularly visit properties to assess physical condition, leasing activities, team engagement, and compliance standards.
- Partner with Facilities Managers and Property Managers to create data‑driven plans for asset management, preventative maintenance, and on‑site operations.
- Respond to resident concerns, complaints, and requests to maintain excellent resident relations and service.
- Ensure property managers are trained on LIHTC policies, Arizona landlord‑tenant laws, and Fair Housing laws.
- Coordinate vendor, consultant, and contractor activities, negotiating contracts and monitoring progress.
- Handle community emergencies with staff, residents, and buildings to minimize liabilities.
- Supervise Portfolio Managers and onsite staff for maintenance and resident services.
- Work closely with Asset Management and Development Teams to ensure physical and economic sustainability.
- Facilitate property inspections, ensuring smooth internal and external processes.
- Maintain understanding of LIHTC, HOME, and HUD SHP requirements.
- Create annual operating budgets for all housing communities.
- Manage Onesite software system, including training new staff and updating data.
- Review quarterly audits to ensure adherence to all NAC policies.
- Maintain Property Management Operating Manual, updating as needed and training staff on policies.
- Coordinate property maintenance activities with vendors and contractors.
- Be available 24/7 for emergency response.
- Bachelor’s degree in business, real estate development, or related field preferred with sufficient experience to provide strong leadership in property management practices.
- At least 8 years of equivalent level experience in property management strongly preferred.
- At least 3 years of experience working with homeless, low‑income, or vulnerable populations.
- At least 3 years of regional or director level experience preferred.
- Has or can obtain within 6 months of hire a CPM (Certified Property Manager) certification.
- Arizona Real Estate license desired or ability to obtain one within 12 months.
- Knowledge and experience in real estate and property management.
- Excellent communication with property managers, vendors, and tenants.
- Strong negotiating and interpersonal skills for conflict resolution.
- Familiarity with Fair Housing rules and applicable laws.
- High level of organization and attention to detail.
- Financial skills, including budgeting, accounting, and analysis.
- Sound judgment and decision‑making skills.
- Experience with LIHTC properties.
- Knowledge of affordable housing software (i.e., Onesite, Yardi).
- Ability to use sound judgment in client care and comfort.
- Excellent written and oral communication skills.
- Excellent customer service and interpersonal skills with a wide range of people.
- Critical thinking, problem‑solving, and organizational and time‑management skills.
- Cooperatively work with others in a team approach.
- Experience working with the Native American population preferred.
- Able to sit, stand, and walk with or without accommodations.
