AREA PROPERTY MANAGER (Phoenix, Arizona)

US

19 days ago Requisition

Salary Range: $28.00 To $34.00 Hourly

SUMMARY:

We are a growing property management company seeking an experienced, hands-on Area Property Manager to oversee a group of multi-family properties in the Phoenix, Arizona area. This is a high-visibility role for a self-directed leader who thrives in a team environment, welcomes change and challenge, and takes pride in operational excellence.

You will own the day-to-day performance of your assigned assets — leasing, resident relations, maintenance, financials, and team development — while partnering with the Regional Property Manager, on-site teams, vendors, and residents to drive occupancy, protect asset value, and deliver a consistent, high-quality resident experience. We offer strong support from management, real growth opportunities, a competitive benefits package, and a team that enjoys the work.

DUTIES & RESPONSIBILITIES:

Operations & Financial Management

  • Take full ownership of day-to-day operations for a group of assigned multi-family properties, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, and vendor relations.
  • Monitor property performance goals — occupancy, leasing and closing ratios, delinquency, and NOI — and take corrective action to keep each property on track.
  • Prepare and manage annual property budgets; review monthly financial reports and explain variances to the Regional Property Manager.
  • Ensure resident ledgers, bank deposit slips, and property financial reports are accurate and error-free.
  • Assist in managing the purchase order process and approve property-level expenditures within authority limits.

Leasing & Marketing

  • Apply Company leasing standards to warmly greet prospective residents, qualify them, identify their needs and preferences, professionally present the property and apartment homes, use feature/benefit selling, close the sale, and follow up.
  • Develop and execute marketing and outreach plans to attract prospects and maintain a strong traffic pipeline.
  • Process lease applications, participate in verification, notify applicants of results, and complete all lease paperwork and related addendums.
  • Set competitive rental rates and renewal strategies in coordination with the Regional Property Manager.

Resident Relations

  • Answer incoming calls professionally and handle each appropriately, whether the caller is a prospective resident, current resident, internal team member, or vendor.
  • Record resident service requests completely and accurately, route them to maintenance for prompt processing, and follow up with residents to confirm satisfaction.
  • Communicate regularly with residents to address needs, resolve concerns, and build long-term relationships that support retention.
  • Ensure full compliance with fair housing and Arizona landlord-tenant law.

Rent Collection & Delinquency

  • Accept rents, deposits, and application fees; post all receipts daily and make bank deposits prior to bank closing each day.
  • Issue notices as appropriate — late payment, returned check memos, and eviction notices — in accordance with Company policy and Arizona law.
  • Minimize delinquency through consistent, respectful follow-through on collection activities, including phone calls, notices, and personal visits.

Property Presentation & Maintenance

  • Ensure the leasing office, club room, models, and vacant apartments are clean, lease-ready, and present a warm, welcoming image of the property.
  • Walk the property regularly; pick up litter, note curb-appeal and safety issues, and report service needs…
