The Central Region Building Maintenance Supervisor manages day-to-day operations and supervises Building Maintenance Specialists (BMS) to preserve facility assets. This role plans, schedules, and executes corrective maintenance, preventative maintenance, and renewal projects. Responsibilities include performing highly skilled, hands-on building and utility repairs, as well as managing remodel and construction projects from inception to completion. Daily duties involve maintenance planning, cost estimating, purchasing parts, submitting operational and financial logs, and resolving work stoppages.
The Supervisor trains staff, ensures a skilled workforce, and handles occasional after-hours emergencies. The role enforces compliance with building codes, safety laws, and environmental regulations. The Supervisor serves as the primary point of contact, communicating with upper management, customers, stakeholders, and vendors.
Working cooperatively with Building Maintenance personnel providing lead support to ensure the maintenance and repair of physical buildings, structures and sites to include HVAC, electrical systems, water systems and operating associated equipment, to ensure the safety of personnel and security of facilities. Diagnose repair issues. Research best solutions for making repairs. Oversee contractor-based projects and ensure fair and responsible pricing methods are followed.
Provide oversight, training and support to subordinates. Review and approve all P-Card purchases made by the team. Maintain a shop and vehicle appropriately. Purchase materials and tools to make necessary repairs. Inspect ongoing work and determine if work stoppage is necessary. Maintain power tools. Maintain required training. Interpret blueprints and schematics. Direct operational workflows by assigning work orders and managing and tracking spreadsheets, requesting purchase orders and providing technical input for contract management.
Preventative maintenance and building inspections; life safety, filters, lights, flooring, roofing, electrical systems and plumbing fixtures.
- Broad knowledge of building maintenance and the construction trades.
- Knowledge of applicable State and Federal building codes; building and construction trades best practices.
- Demonstrable knowledge of safety rules, regulations, codes, and laws.
- Working knowledge of building system codes, OSHA requirements and knowledge of safe working techniques and procedures is required.
- Strong leadership skills.
- Use of common and specialized tools, equipment and materials related to assigned projects.
- Reading blueprints, sketches and structural components of buildings and related utility services systems; all applicable building code; building and construction best practices.
- Skill estimating and ordering project materials.
- Interpersonal skills.
- Develop and maintain good business relationships with customers, vendors and other stakeholders.
- Work independently and sometimes take the oversight lead as project or vendor requires utilizing excellent customer service.
- Understand and track proposals, purchase orders and invoicing.
High school diploma or equivalent, 5 years of on the job supervisory experience.
