Job Summary

Responsible for delivering effective, efficient, and timely delivery of the Company’s line of services to multiple customers within an assigned geographic territory. Is provided a company vehicle and tools and travels to a variety of customer sites to maintain commercial properties. Performs preventative, corrective and predictive maintenance, troubleshooting and general service of buildings, equipment and grounds. Conducts face‑to‑face relationship with Customers to provide quality workmanship and high work standards to maintain a professional working environment.

Utilizes multiple trade skills such as carpentry, plumbing, electrical, painting, roofing, HVAC, and additional skills as needed to solve maintenance problems.

Essential Duties & Responsibilities

Completes preventative maintenance and repairs per work order requirements. Self‑performs the following duties in compliance with company procedures, regulatory requirements and safety standards.

  • Minor plumbing maintenance on existing systems (e.g., repair and unclog toilets, urinals; replace and maintain valve assemblies, toilet and faucet fixtures; repair/maintain sensors for automatic flush kits).
  • Routine painting, carpentry work, general maintenance, etc., to keep facilities like new (e.g., repair a hole in drywall, prep the area, match paint).
  • Repair and routine maintenance of walls, floors, doors and painting and touch‑up work for beautification.
  • Minor electrical maintenance within state law without license (e.g., repair/replacement of fixtures, wall switches, outlets; replace light bulbs, ballasts, sockets).

Completes service inspections and asset inspections as needed.

Fully utilizes technology (tablet, smartphone) to:

  • Access and complete work orders including notes on services provided.
  • Create and submit Service Reports and Quality Inspection images and reports.
  • Submit timesheets, expense reports, and purchase card logs.
  • Obtain necessary materials and supplies to complete all tasks.

Creates a positive climate with the client, provides and generates customer satisfaction; maintains timely and consistent communications with customer and internal support teams.

Obtains and completes EFS required safety and compliance training and attends weekly safety meetings.

Provides estimates for larger projects and services needed onsite customer.

Completes other duties as assigned or required.

Qualifications

Education (HS Diploma, Under/Graduate Degree, etc.)

HS diploma or degree/certification, or equivalent professional experience in landscaping, trades (electrical, HVAC, plumbing, etc.), or specialty floor care, preferred.

Business Experience (prior years’ work/related experience)

Two to five years of general maintenance experience, including minor electrical, plumbing, and carpentry; or equivalent combination of training, education, and experience. Any combination of education, training, and experience that demonstrates ability to perform the duties and responsibilities, including related work experience in one or more of the building trades. Experience in the commercial services highly preferred.

Licenses/Certifications

Must possess applicable certifications, licenses, and a valid driver’s license in good standing.

Language Skills

Ability to read and comprehend instructions including, but not limited to, safety policies, operating and maintenance instructions and procedure manuals; ability to write routine reports and correspondence; ability to effectively present information in individual and small group situations.

Technical Qualifications & Skills

Complete assigned work orders in a timely manner and communicate work order status via designated business process.

Ability to use and operate handheld device and business systems or document management database software, including Microsoft Office, Microsoft Outlook, Word, Excel.

Comply with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety. Perform assigned day‑to‑day repairs, emergency and preventive maintenance; maintain adequate knowledge of and always comply with OSHA standards and company safety policies.
