Primary Responsibilities /Accountabilities/ Essential Functions

  • Leads HVAC Technicians and related employees in performance standards and completion of HVAC related projects.
  • Participates in handling known troubled operating equipment with technicians to expertly troubleshoot and provide repairs needed.
  • Ensures proper observance of safety and security procedures; determines appropriate action beyond guidelines; reports potentially unsafe conditions; uses equipment and materials properly.
  • Analyze, plan, and perform preventive maintenance of HVAC systems
  • Plan shutdowns for maintenance and repair pumps including chill water, heating water systems
  • Troubleshoot, repair, install and make modifications to HVAC systems
  • Conduct necessary tests, including standard industry approved trouble shooting methods to determine malfunctions and/or causes of breakdowns of all assigned equipment; remove, repair, or replace faulty parts, subassemblies and major components; retest equipment with repaired or replaced components and make required adjustments and/or corrections to restore complete/proper operation.
  • Recommend and/or order necessary parts and supplies for installation, service, repair, and maintenance of all assigned equipment.
  • Instruct and advise users of proper operation and maintenance of equipment.
  • Report, organize and maintain all necessary records of materials purchased/work performed to service, repair, maintain and operate all equipment, including applicable records/paperwork associated with EPA mandates and refrigerant transition/recovery.
  • Perform general maintenance tasks as needed.
  • Perform and maintain work to local, state, and Federal codes.
  • Observe safety and security procedures; determines appropriate action beyond guidelines; reports potentially unsafe conditions; uses equipment and materials properly.
  • Attend classes and seminars (classroom or online) to update skills.
  • Support emergency response, after-hours work, weekends, holidays, or extended hours as operational needs require.
  • Other duties as assigned.

  • This position requires a 40-hour work week schedule; also, may require over time as needed.
Supervisory Responsibilities This position does not have direct supervisory authority. However, the Lead Commercial HVAC Preventive Maintenance Technician provides day-to-day field guidance, technical direction, PM coordination, and work quality support for HVAC technicians and related employees.
Experience/ Education
  • Required Qualifications
  • High School diploma or GED
  • Minimum 4 years’ HVAC maintenance experience
  • Available for on-call and rotating schedule.
  • Must have valid driver’s license and clean driving record.
  • Must pass background check requirements.
  • EPA universal refrigerant certification.
  • Effective in installing and troubleshooting heating, air conditioning and refrigeration units.
  • Adept at balancing air and ware treatment systems in accordance to HVAC protocols.
  • Core understanding of determining causes of malfunctions and correcting them properly
  • Strong background in reading and interpreting instructions and safety procedures associated with HVAC processes
  • Highly experienced in handling electronic and mechanical systems effectively
  • Well versed in installing and repairing pumps, motors, fan coils and piping
  • Knowledge and ability to perform preventative and general maintenance tasks on HVAC systems
  • Solid knowledge of using hand and power tools
  • Must have the physical skills and endurance to move about campus and the buildings in order to fulfill daily maintenance tasks and activities.
  • Must be familiar with, and follow, safety requirements and precautions.
  • Must be able to present professional demeanor in all interactions.
  • Good communications skills with a good command of the English language
  • Willing to respond to emergency requests outside of normal work hours.
  • Willingness to work weekends, holidays, or extended hours as needed.
  • Must have own transportation to be able to go to all GCU owned and/or leased buildings (Tempe, Scottsdale, etc.).
  • Must be willing to operate work ticketing system and update to be able to inform status of work.
