Project Manager - Commercial Construction

Job Description

This Project Manager role offers the opportunity to lead complex commercial construction projects from preconstruction through closeout for a respected and growing construction management and general contracting firm. You will oversee budgets, schedules, subcontractors, and client relationships while delivering high-quality commercial, institutional, municipal, educational, healthcare, and public-sector projects throughout the Northeast. The position is ideal for a proactive leader with strong financial management skills, excellent communication abilities, and experience managing both ground-up and renovation projects.

Responsibilities

+ Manage assigned construction projects from initial award through final closeout, ensuring all phases run smoothly and efficiently.

+ Develop, maintain, and regularly update detailed project schedules and budgets, aligning them with contractual requirements and client expectations.

+ Lead comprehensive project planning efforts, including subcontractor coordination, procurement strategies, and resource allocation.

+ Review and interpret project drawings, specifications, contracts, and scope requirements to ensure accurate execution in the field.

+ Manage RFIs, submittals, change orders, and all related project documentation using construction management software and established procedures.

+ Monitor project costs continuously, maintain accurate financial forecasting, and support robust cost control and contract administration practices.

+ Organize and conduct regular meetings with owners, architects, engineers, and subcontractors to review progress, resolve issues, and align on next steps.

+ Collaborate closely with field leadership and site teams to drive project success, address challenges, and maintain schedule and quality targets.

+ Identify project risks early, develop mitigation strategies, and implement effective solutions to keep projects on track.

+ Ensure all projects are completed safely, on schedule, within budget, and in accordance with quality standards and contractual obligations.

+ Build and maintain strong client relationships, serving as a primary point of contact and supporting opportunities for future business.

+ Lead project closeout activities, including punch list completion, commissioning, turnover processes, and final documentation.

+ Oversee subcontractor procurement and selection, ensuring qualified partners are engaged for each trade and scope.

+ Coordinate permitting activities and ensure all required approvals are obtained in a timely manner to support project schedules.

+ Utilize tools such as Procore, Bluebeam, Microsoft Project, and Microsoft Office to manage project information, reporting, and communication.

Essential Skills

+ Minimum of 5 years of Project Management experience with a general contractor or construction manager in the commercial construction industry.

+ Proven experience managing commercial, healthcare, municipal, educational, institutional, government/public-sector, or wastewater construction projects.

+ Demonstrated success leading commercial projects valued above $5 million, with experience on projects ranging from approximately $5 million to $50 million or more.

+ Strong understanding of project budgeting, scheduling, cost control, and contract administration throughout the project lifecycle.

+ Proficiency with construction management software, including Procore for RFIs, submittals, and change orders.

+ Ability to build and manage construction schedules using Microsoft Project.

+ Solid working knowledge of Microsoft Office and Bluebeam for documentation, reporting, and plan review.

+ Hands-on experience with change order management, subcontractor management, submittal processes, and RFI tracking.

+

Experience with subcontractor procurement and selection, including evaluation of bids and scope alignment.

+ Familiarity with permitting processes for commercial and public-sector projects.

+ Strong leadership skills with the ability to direct project teams and collaborate effectively with field personnel.

+ Excellent verbal and written communication skills for interacting with owners, architects, engineers, subcontractors, and internal stakeholders.

+ Robust problem-solving abilities and a proactive approach to identifying and resolving project issues.

+ Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.

Skills & Qualifications

+ Bachelor's degree in Construction Management is highly preferred and may strengthen candidacy.

+ Experience managing commercial projects valued above $10 million is a plus.

+ Background in government/public and wastewater projects is advantageous.

+ OSHA 30 certification is preferred and demonstrates commitment to safety.
