Asset Manager – Agency Finance Asset Management – Fannie Mae

The Asset Manager is a key member of the Agency Finance Asset Management team, primarily responsible for managing an assigned portfolio of multifamily Fannie Mae loans and processing Transfers of Ownership. This role serves as the lead for evaluating complex Transfers of Interest—including changes to equity ownership or organizational structure—ensuring all transactions comply with Investor consent requirements. You will maintain a primary focus on risk mitigation while delivering exceptional customer service across the Fannie Mae platform.

Responsibilities
  • Direct the evaluation and processing of Transfers of Interest, ensuring rigorous review of direct and indirect ownership changes to maintain loan and asset quality.
  • Manage all aspects of an assigned Fannie Mae multifamily portfolio, serving as the primary point of contact for borrower requests and lender requirements.
  • Analyze property operating statements, rent rolls, and borrower financial statements to identify operational performance concerns.
  • Process complex and routine consent requests, including management changes, partial releases of security, easements, loan modifications, etc., in strict accordance with the Fannie Mae DUS Guide.
  • Conduct physical on‑site inspections to evaluate property conditions and ensure compliance with Fannie Mae investor standards.
  • Perform ongoing risk analysis and trend monitoring to identify potential credit issues early, ensuring appropriate mitigation for high‑risk assets.
  • Prepare loan and portfolio‑level status reports that comply with all Fannie Mae monitoring and reporting requirements.
  • Provide excellent customer service while firmly enforcing loan document and lender requirements.
Basic Qualifications
  • Bachelor’s Degree or military experience.
  • At least 4 years of experience in Commercial Real Estate (CRE).
  • At least 3 years of experience with Government Sponsored Enterprises (Fannie Mae or Freddie Mac) or CMBS asset management.
Preferred Qualifications
  • Bachelor's Degree in Business, Finance, or Economics.
  • At least 3 years specifically in loan asset management, with a track record of processing complex lender consent requests.
  • Demonstrated experience with Freddie Mac or Fannie Mae transfer consent products.
  • Freddie Mac Certified Inspector status or equivalent field inspection experience.
  • Advanced proficiency in financial modeling (analysis of property operating statements, rent rolls, borrower financial statements, and modeling complex financial scenarios).
  • Strong written and oral communication skills and high proficiency in Microsoft Office/Google Suite (Excel, Word, PowerPoint). Strong organizational skills are critical.

The minimum and maximum full‑time annual salaries for this role are listed below, by location:

  • Charlotte, NC: $119,400 – $136,200 – Agency Asset Manager I
  • Houston, TX: $119,400 – $136,200 – Agency Asset Manager I
  • McLean, VA: $131,300 – $149,800 – Agency Asset Manager I
  • Plano, TX: $119,400 – $136,200 – Agency Asset Manager I

This role is also eligible to earn performance‑based incentive compensation, which may include cash bonus(es) and/or long‑term incentives (LTI). Incentives could be discretionary or non‑discretionary depending on the plan.
