Position PurposeThe responsibility of the Mortgage Loan Officer (MLO) is to source new mortgage loan business from leads generated inside and outside the Bank. The MLO takes loan applications, reviews them, provides applicants with lists of required documents, sets realistic expectations about the mortgage loan process, and provides regular updates to the applicants and other interested parties. The MLO discusses relevant mortgage facts and issues with applicants concerning ability to repay, bank credit policy, and necessary documentation for underwriting.
The MLO must be familiar with Bank credit policy and guidelines of the GSE’s, FHA and VA.
- The principal responsibility of the MLO is the origination of eligible mortgage loans, focusing on marketing activities needed to generate referral activity from Prosperity Banking Centers, realtors, home builders, financial planners, networking groups, trade associations, and personal sphere of influence.
- MLOs have a minimum production expectation:
- Monthly: 5 units or $1.0 Million in eligible loan volume
- 90‑day rolling average: 15 units or $3.0 Million in eligible loan volume
- The above represents the minimum expectation.
- If the MLO is provided a Prosperity Bank assignment, the MLO visits the Bank regularly to build internal relationships, educate employees about introducing Bank customers to the mortgage department, and looks for opportunities to introduce non‑bank mortgage customers to the variety of financial services offered by Prosperity Bank, with a warm handoff to Bank employees in the assigned Banking Center. Mortgage referrals received from the Bank should be an adjunct to self‑sourced business.
- Establishes and maintains effective communication, coordination, and working relations with Bank personnel in mortgage fulfilment and with management.
- Represents Prosperity Bank with professional conduct and ethical behavior, safeguarding customer personal information and acting in the best interests of the Bank.
- Meets with potential customers to understand their financial needs and presents mortgage products that suit those needs.
- Oversees the customer experience through the entire loan process, from origination and analysis to loan closing.
- Stays informed of and adheres to lending standards, related legal requirements, all Bank policies, regulatory and legal requirements.

Supervisory ResponsibilitiesThis role has no supervisory duties.
QualificationsEducation/Certification – High school graduate or equivalent, advanced degree preferred.
Required Knowledge – Knowledge of Bank consumer mortgage lending policies, procedures, and guidelines;
Understanding of financial analysis and creditworthiness determination; NMLS certified.
Experience Required – 3 to 5 years of prior mortgage banking experience, including working knowledge of FNMA/FHLMC, FHA, VA.
Skills/Abilities – Excellent communication and public relations skills; financial analytical skills; solid interviewing skills; ability to use related computer applications and business machines.
Physical and Mental RequirementsPhysical: moderate activity (standing, walking, reaching, driving); sit for extended periods; lift or move up to 25 pounds occasionally; maintain attention and concentration.
Mental: reasoning ability, mathematics ability, language ability (reading, writing, communication).
Working ConditionsNo hazardous or significantly unpleasant conditions (typical office).
