Job SummaryIn a supervised and professional manner, the Maintenance Technician delivers preventative, corrective, and general maintenance for the client. Duties include daily assessments of building infrastructure, maintaining a clean working environment, performing minor electrical, plumbing, and mechanical installations and repairs, conducting visual rounds of the building envelope and interior to locate deficiencies, managing an internal work‑order system, and maintaining accurate timesheets. The technician communicates with dispatchers, supervisors, and managers regarding changes in assignments and schedules.
EssentialDuties And Responsibilities
- Communicates effectively and appropriately with clients and tenants.
- Performs minor maintenance on interior and exterior light fixtures; tests GFCI outlets; maintains and tests emergency exit signs and egress lighting.
- Replaces HVAC filters, cleans condenser and evaporator coils, lubricates bearings, ads replaces drive belts and makes minor repairs or adjustments.
- Addresses minor plumbing repairs, correcting leaks, stoppages, and overflows on all fixtures at the client’s site.
- Assists mechanics and operators with major building and equipment repairs.
- Supports occupant satisfaction by ensuring clients are informed about request status in a timely, accurate manner.
- Assembles office furniture and sets up meeting rooms; moves small office furniture; mounts wall pictures and artwork.
- Monitors inventory levels of supplies and places orders when necessary.
- Safely uses hand tools, power tools, and personal protective equipment (PPE) while working.
- Completes necessary paperwork for daily routines, timekeeping, and safety training.
- Maintains a clean and safe work environment, follows company processes and procedures, and uses issued equipment per policy.
- Complies with departmental policy for safe storage, usage, and disposal of hazardous materials.
- Follows safety practices, utilizes protective clothing, and is aware of emergency equipment.
- Performs other duties as assigned by supervisors.
- High school diploma or equivalent.
- Good driving record.
- Willing to undergo background and drug screening.
- Must be 18 years of age.
- Knowledge of computer systems and use of Microsoft Office products.
- 2–5 years of previous experience with facility maintenance.
- Must be able to stand for long periods of time.
- Must be able to climb/stand on ladders while performing repairs or using tools.
- Must be able to bend at the knees and practice safe lifting standards frequently.
- Must typically be able to lift up to 50 lbs independently.
- Must be able to push, pull, or move objects using various equipment.
- Must be willing to drive company vehicle between customer locations.
