Essential Functions- Direct all aspects of the store development process including design, estimates, bid process, procurement of equipment, construction and turnover to operations.
- Manage projects to their budgets ensuring compliance with corporate capital budget for each capital project.
- Evaluate resources to ensure delivery condition is in compliance with design and brand standards.
- Manage internal and external resources to ensure alignment with the needs of the business.
- Stand up additional resources as needed as business initiatives evolve, while evaluating and developing internal resources to manage the project pipeline.
- Evaluate and enhance current project management technology, methods and equipment, delivering stores to market faster and on budget.
- Evolve current project management program to a best-in-class technology to best manage end-to-end retail/commercial construction projects.
- Evaluate project estimates, review with project managers to ensure they meet market standards and current capital and expense budgets.
- Manage project close-out process and timely collection of tenant improvement allowances from landlords.
- Collaborate with operations and merchandising partners, ensuring alignment regarding store designs.
- Communicate with project stakeholders providing updates on project pipeline, store delivery schedules and any delays to projects.
- Conduct monthly project post-delivery reviews, evaluating General Contractor and Project Management performance, budget compliance, store opening targets and quality of construction.
- Align with Sr. Director of Construction regarding new design initiatives, supplier changes and sourcing new general contractors.
- Onboard best-in-class construction partners and maintain a best-in-class construction management team, making necessary personnel changes to deliver consistent results.
- Direct all activities relative to construction of all capital projects. Develop and communicate timely updates to construction schedules and budgets. Manage all third-party construction project managers.
- Research industry standards and methods, driving consistent improvement to current processes and technology, resulting in condensed construction periods, reduced costs and higher level of quality.
- Partner with merchandising and procurement teams, aligning on equipment resources, designs, inventory and pricing. Ensure new design initiatives are properly vetted prior to being integrated into pipeline projects.
- Develop and manage project capital budgets. Review project forecast from PMs, aligning with current project funding allocations. Conduct post-delivery analysis including detailed budget review, schedule, and evaluate any delays experienced due to permits, inspections, or resource limitations.
- Partner with Real Estate, providing front-end evaluations of site surveys, project scope and anticipated cost to build, test fits and any assessment of existing conditions in support of the due diligence process.
- Manage tenant improvement allowance collections after store opening. Ensure complete and accurate accounting of capital spend submitted timely to landlords and collected within timelines as outlined in the lease.
- Bachelor’s degree required in construction, mechanical engineering, or architectural design – a plus.
- Prior multi-site retail (commercial) construction experience.
- Prior leadership experience managing both in‑house and remote field associates.
- Strong mechanical skill set and basic understanding of commercial building equipment and applications.
- Experience in financial budget development and management.
- Strong organizational skills, ability to multi-task, managing and executing large and small‑scale projects within designated timelines and budgets.
