Senior Construction Project Manager
Hybrid position working from the Legacy Support Center located in Plano, Texas.
Responsibilities- Direct store project development from inception through completion for all construction new/relocation and remodel capital projects.
- Direct internal and external construction project management team, ensuring processes are consistent and maintaining the highest level of quality and cost controls.
- Partner with Real Estate team, managing Real Estate Committee inputs to budget and scope, and manage store upgrades driven by tenant improvement allowance funding.
- Organize diligence requirements regarding municipalities, contractors, suppliers, and internal stakeholders to ensure scope, timelines and communication match plan approved requirements.
- Partner with brand operations and merchandise presentation teams, aligning construction schedule with POG presentation development.
- Provide consistent updates to the Smartsheet project management system, ensuring all PMs provide required physical plant and financial updates.
- Regularly evaluate processes, challenge status quo, drive to shorten construction timelines, reduce cost, and uphold quality control.
- Develop and publish financial reports to ensure each project meets schedule, quality, and budget requirements.
- Develop critical path schedule of events, aligning scope, budget, and schedule with Real Estate site approval criteria; define merchandising strategy using product performance reporting and trend insights.
- Manage all third‑party planning and construction resources, ensuring manpower and technical experience to build Sally Beauty and Cosmo Prof stores. Manage the bidding process with qualified contractors and subcontractors.
- Develop and manage construction schedules, identifying trades, scheduled overlaps, and critical inspection dates. Coordinate with city inspectors to meet inspection deadlines.
- Create construction documents (CD's), complete building and permit applications, and research local requirements to commence projects on time and secure certificates of occupancy.
- Partner with potential third‑party project management resources, incorporating them into project plans, assigning scope, and setting benchmark timelines aligned with Real Estate approval.
- Align with internal stakeholders, maintain consistent communication throughout projects, and ensure store layouts support business and brand standards, including POG and lineal requirements.
- Review completed projects, identify improvement opportunities in cost, timeline, and quality; revise standards to drive continuous improvement.
- 5 to 7 years of experience in a commercial (retail) construction corporate environment as a field PM responsible for overall project construction.
- 3 to 5 years of experience in a leadership position managing field construction PMs.
- Experience managing multiple projects simultaneously.
- Experience in budget and schedule development, identifying critical timelines and thresholds in major commercial construction projects.
- Experience managing field as well as internal office resources and subordinates, developing roles and responsibilities, monitoring progress and expectations.
- Excellent communication skills, able to partner and align with internal and external stakeholders.
- CAD certifications preferred.
- Solid organizational and project management skills;
Professional P.M. certification preferred. - Experience in operation Smartsheet project management software.
- Able to multi‑task and maintain multiple projects simultaneously.
- Excellent construction knowledge regarding major project development and trade requirements.
- Experience working with municipalities for building permits and field inspection scheduling.
- Physical capability to stand, walk, bend, crouch, stretch, reach, and lift moderately heavy items; requires above‑average agility and dexterity.
The work environment involves everyday risks or discomforts requiring normal safety precautions typical of offices, meeting and training rooms, libraries, and commercial vehicles. Work area is adequately lighted, heated, and ventilated.
