Regional Construction & Maintenance Director

The Regional Construction & Maintenance Director is a strategic and hands‑on leader responsible for driving operational excellence across the maintenance, construction, renovation, and capital improvement functions of the portfolio.

This hybrid role combines the responsibilities of a Regional Maintenance Director and Construction Manager, providing leadership for onsite maintenance operations while overseeing capital projects, acquisitions, renovations, due diligence, and portfolio asset preservation strategies.

The Regional Construction & Maintenance Director partners closely with Operations, Asset Management, and Property Leadership teams to reduce operating expenses, improve maintenance performance, accelerate apartment turn times, and maximize property value through effective capital planning and execution.

This leader serves as a mentor, coach, and subject matter expert for onsite maintenance teams while championing the Arete Res culture and mission of Creating Exceptional Experiences

Regional Maintenance Leadership
  • Provide direct leadership, coaching, and support to all Maintenance Supervisors and onsite maintenance teams throughout the portfolio.
  • Develop, train, mentor, and hold maintenance teams accountable for operational performance and company standards.
  • Conduct regular property visits to inspect physical assets, evaluate team performance, and identify opportunities for improvement.
  • Establish and maintain maintenance best practices, policies, procedures, and standard operating processes.
  • Lead recruitment, interviewing, onboarding, and succession planning for maintenance personnel.
  • Foster a culture rooted in accountability, servanthood, safety, and continuous improvement.
Operational Performance & Expense Management
  • Analyze maintenance expenses and identify opportunities to reduce controllable operating costs while maintaining quality standards.
  • Develop and implement portfolio-wide initiatives focused on labor efficiency, purchasing strategies, inventory controls, and vendor management.
  • Monitor service request performance and ensure adherence to company standards.
  • Evaluate maintenance staffing levels and productivity to maximize efficiency.
  • Develop benchmarking tools and performance scorecards for maintenance operations.
Apartment Turn Performance
  • Establish portfolio standards and accountability measures for apartment turns.
  • Partner with onsite teams to reduce vacancy days and improve make‑ready efficiency.
  • Monitor turn costs, quality, and completion timelines across the portfolio.
  • Implement training and process improvements to improve turn execution.
  • Conduct periodic quality inspections to ensure consistency and adherence to company standards.
Capital Expenditure (Cap Ex) Project Management
  • Plan, coordinate, and oversee all capital improvement and renovation projects throughout the portfolio.
  • Manage project scopes, budgets, schedules, contractors, and quality assurance.
  • Prepare bid packages, solicit vendor proposals, negotiate contracts, and recommend vendor selections.
  • Monitor construction schedules to ensure projects are completed on time and within budget.
  • Conduct final inspections and ensure completion of punch list items.
  • Provide regular project status reports to executive leadership and ownership groups.
  • Lead physical due diligence efforts for new acquisitions.
  • Conduct comprehensive property condition assessments.
  • Identify immediate, deferred, and long-term capital needs.
  • Develop acquisition repair estimates and renovation budgets.
  • Create comprehensive capital plans for newly acquired communities.
  • Partner with Operations and Ownership teams to prioritize capital investments.
  • Support property transition activities during acquisitions and dispositions.
Capital Planning & Asset Preservation
  • Develop and maintain long‑term capital replacement schedules for each community.
  • Prepare annual capital budgets and reserve analyses.
