- Conduct all sales and leasing activities to achieve the community’s revenue and occupancy objectives. Responsibilities include greeting and qualifying prospective residents, conducting community tours, showing available apartments, processing applications, conducting credit and background checks, preparing lease and move-in packages, and ensuring a seamless move-in and lease signing experience.
- Inspect apartments prior to resident move-in to confirm they are in move-in ready condition, coordinating with the maintenance team to address any outstanding items.
- Stay informed about current market trends and competitor activity that may impact occupancy and leasing results. Develop and implement both short- and long-term marketing strategies to sustain occupancy, adhering to community policies regarding concessions, specials, and other occupancy-boosting programs.
- Design and execute marketing initiatives to drive traffic to the community, including resident referral and employer outreach programs, utilizing online marketing platforms (such as Craigslist, Facebook, Tik Tok, Instagram, email, and other websites), and implementing community-specific marketing campaigns and special events.
- Perform daily outreach marketing by driving to local businesses and organizations to promote the community as needed.
- Utilize AI-powered marketing platforms to create, schedule, and manage daily social media posts across multiple channels, enhancing community visibility and engagement.
- Utilize on-site property management software (Res Man) to monitor apartment availability, record traffic and leasing activity, manage resident and prospect data, and capture key demographic and resident information.
- Ensure that the community and show units meet EXPPM's standards for presentation by conducting daily inspections of marketing corridors and leasing tours, communicating maintenance and upkeep needs to the maintenance team, and ensuring that show units, models, amenities, and the leasing office are physically appealing and ready for daily leasing activities.
- Follow up with prospects and new residents to ensure satisfaction, using email, thank-you notes, phone calls, or other contacts to finalize leasing and renewal decisions.
- Support the community’s lease renewal program by preparing renewal letters and packages, proactively meeting with and contacting residents ahead of move-out dates, and ensuring timely execution of lease renewal documents.
- Respond promptly and professionally to resident, client, and owner concerns and inquiries, taking swift action to resolve issues or communicating requests to the appropriate parties.
Position requires good leasing and closing skills, and the person must be able to type 30 WPM and be organized. Computer

Work Hours:
20-40 hours per week depending on whether a full or part-time employee. Employees will be required to work a flexible work week.
- High School diploma or equivalent desired.
- National Apartment Leasing Professional (NALP) desired.
- Stand and walk or sit alternatively depending on specific needs of the day. Estimates 70% of time is spent on feet and 30% sitting at a desk.
- Have occasional need (66% to 100% of the time) to perform the following physical activities:
Bend/Stoop/Squat Pick up litter, filing Climb Stairs Inspect and show community Push or Pull Inspect and show community, open and close Reach Above Shoulder Inspect community, store/retrieve supplies. - Lifting/Carrying (paperwork, deliveries, files, miscellaneous):
