Job Summary

Floating Community Manager travels to distressed assets or communities with open positions, managing assigned apartment communities to achieve occupancy and cash flow goals, implementing company policies, and overseeing site‑level operations.

Essential Job Functions Leadership & Team Management
  • Recruit, train, mentor, and supervise on‑site staff including leasing and maintenance teams.
  • Foster a positive, collaborative environment focused on customer service and performance.
  • Conduct staff meetings, performance reviews, and provide ongoing coaching.
Financial & Operational Management
  • Prepare, manage, and adhere to the community’s operating budget.
  • Monitor rent collections, delinquencies, and approve invoices within budgetary guidelines.
  • Ensure compliance with company policies, fair housing regulations, and vendor contracts.
  • Oversee vendor relationships, contract negotiations, and purchasing.
  • Utilize company software platforms and digital tools for leasing, maintenance tracking, communication, and reporting.
Leasing & Marketing
  • Develop and implement marketing strategies to maintain optimal occupancy and reduce vacancy loss.
  • Oversee the leasing process: tours, application reviews, approvals, and move‑ins.
  • Maintain a professional and welcoming leasing office, model units, and common areas.
Resident Relations & Customer Service
  • Build relationships with residents and address concerns promptly.
  • Promote retention by organizing community events and ensuring a high standard of living experience.
  • Enforce lease agreements and community policies fairly and consistently.
Maintenance & Property Appearance
  • Partner with maintenance team to ensure timely completion of work orders, unit turns, and preventative maintenance.
  • Conduct inspections to ensure safety, curb appeal, and compliance with standards.
  • Prioritize health and safety protocols for residents, staff, and vendors.
Qualifications
  • 3+ years of property management experience; multifamily preferred.
  • Strong leadership, organizational, and communication skills.
  • Independent decision‑making and professional handling of emergency situations.
  • Customer‑service mindset with problem‑solving ability.
  • Availability to respond to emergencies during and after normal business hours.
  • Valid driver’s license, acceptable driving record, and current auto insurance if using a vehicle or golf cart.
  • Up to 75% travel within TAM’s nationwide portfolio.
Education & Experience
  • Knowledge of Fair Housing regulations, landlord/tenant laws, and property management software.
  • Ability to manage budgets, analyze financial reports, and drive profitability.
  • Prior experience managing an LIHTC community required.
  • Minimum 2 years of property management supervisory experience.
Working Conditions
  • Work in an open environment with moderate noise.
  • Multi‑location work required.
  • Full‑time with possibility of evenings, weekends, or on‑call availability.
  • Other duties as required.
MVR Requirement
  • Maintain valid driver’s license, acceptable MVR, and auto insurance when operating a vehicle or motorized equipment for company business.
