The Field Transitions Manager supports the successful execution of property takeovers from pre-transition readiness through post-takeover stabilization. Serving as the onsite extension of the Asset Transitions department, this role provides hands‑on support during takeovers, completes assigned transition and system go‑live activities, monitors responsibilities assigned to site and corporate teams, and helps ensure outstanding items are resolved or escalated timely. The role generally provides dedicated onsite support for two weeks up to 30 days following takeover, based on transition complexity, regulatory requirements, and business needs.
ESSENTIAL JOB FUNCTIONS:- Serve as the onsite representative of the Asset Transitions department during property takeovers and the initial post-transition period.
- Manage the onsite transition checklist by directly completing assigned items and monitoring completion of responsibilities owned by site or corporate teams.
- Confirm Day 1 readiness, including property access, technology, systems, employee resources, resident communications, and other critical takeover needs.
- Provide hands‑on support to newly transitioned site teams, answer transition‑related questions, and reduce the tactical workload placed on our onsite operators.
- Complete onsite system go‑live and catch‑up activities, including scheduled charge reviews, pending renewals, leads/applicants, make‑ready status updates, move‑ins, move‑outs, notices, and new work orders.
- Assist with post‑takeover resident and operational cleanup and route issues to the appropriate long‑term owner.
- Monitor transition‑related licenses, permits, documentation, property systems, and other readiness requirements in coordination with the responsible departments.
- On bond, LIHTC, or other regulatory‑restricted takeovers, serve as the onsite point of contact for the dedicated Compliance Lead assigned to the deal, helping confirm the site team understands the set‑aside requirements and file expectations and correcting the team if they drift off track. This role supports and oversees that resource but does not own the compliance plan itself.
- Track outstanding transition items, follow up with responsible parties, and elevate delays or issues to the Director of Asset Transitions.
- Participate in post‑transition follow‑ups and help ensure outstanding items are closed or successfully transferred to their ongoing departmental owner.
- Identify recurring transition challenges and recommend improvements to takeover processes and checklists.
- Perform other duties and responsibilities as assigned by the Director of Asset Transitions or company leadership.
- When reduced transition activity and departmental priorities allow, provide interim support as a Floating Community Manager to communities requiring temporary leadership or operational coverage.
- Operational compliance with the Fair Housing Act, as well as all local, state and federal regulations.
- Strong organizational, problem‑solving, communication, and follow‑up skills.
