What Success Looks Like (Qualifications)
  • Proven Maintenance Foundation:
    At least 2 years of direct groundskeeping or make-ready experience required within an on-site multi-family or equivalent property environment.
  • Valued Trade Credentials:
    An active HVAC/EPA License or Certified Pool Operator (CPO) designation is strongly preferred but not required.
  • Safe Tool Operation:
    Knowledge and skill in the proper use of hand tools, power blowers, mechanical trimmers, ladders, and specialized commercial painting equipment.
  • Physical Stamina & Agility:
    Capable of spending 70–85% of the day on your feet, climbing stairs/ladders, bending, stooping, and lifting or carrying items up to 35 lbs. independently.
  • Critical & Logical Thinking:
    Strong ability to apply logical reasoning to practical situations, look beyond basic instructions, and accurately follow standardized procedures.
  • High-Accuracy Detail Orientation:
    Constant need for close-up visual focus to identify cleanliness needs, complete punch checklists, and discover subtle maintenance errors.
  • Communication Excellence:
    Proficient verbal and written English communication skills to accurately log tasks, follow timetables, and report supply shortages.

    Education:

    High School diploma or equivalent required to perform the essential safety, reporting, and administrative requirements of the position.

What the Job Looks Like (What You’ll Do)
  • Restore Vacated Apartments:
    Inspect recently vacated spaces and complete comprehensive checklists to methodically return homes to pristine "market-ready" status.
  • Execute Patching & Painting:
    Repair drywall holes, carry paint buckets to various work sites, and complete detailed interior or exterior painting assignments on schedule.
  • Perform Unit Trash-Outs:
    Remove abandoned furniture, left-behind trash, and old boxes from vacated apartments, transferring items safely to storage or dumpsters.
  • Maintain Appliance Standards:
    Test stoves, refrigerators, and washers/dryers to verify perfect working condition, notifying the Lead Tech if repairs or swaps are needed.
  • Audit Structural Fixtures:
    Check, repair, or replace windows, sliding glass doors, latches, privacy mini-blinds, baseboards, and ceiling fans in turning units.
  • Secure Lock Infrastructure:
    Rekey entry door handles, cut fresh keys, and swap out mailbox lock cylinders to protect incoming community members.
  • Perform Light Plumbing Work:
    Inspect faucets, adjust sink or tub plugs, change out rubber washers, and resolve exterior leaks inside turning bathrooms.
