General Overview:
The Project Manager is a leadership role responsible for overall project execution, financial oversight, and team performance. This position ensures successful delivery of assigned projects through proactive planning, team supervision, client management, and risk mitigation. The Project Manager leads all aspects of documentation, scheduling, procurement, and quality. The Project Manager oversees assigned Assistant Project Managers and Project Engineers.
Description of Responsibilities:
- Manage project finances including billing, cost control, procurement, and reporting of actuals vs. budget.
- Lead client engagement by developing relationships, managing expectations, maintaining communication, and ensuring satisfaction.
- Oversee all project documentation processes, ensuring compliance with contract terms and accurate records. Documents include logs, submittals, RFI, change orders and meeting minutes.
- Lead, mentor, and evaluate assigned project staff fostering career development and effective teamwork.
- Collaborate with the Superintendent to manage the project schedule, cost and staff responsibilities matrix.
- Collaborate with the Construction Services Manager to ensure appropriate equipment.
- Lead internal and external meetings, including WIP, subcontractor coordination, handoff, and closeout.
- Manage project buyout activities including subcontractor selection, scope development, purchase orders, and material procurement while analyzing subcontractor and supplier performance for quality and reliability.
- Identify, monitor, and mitigate project risks in coordination with the Senior Project Manager or Risk Manager to protect project profitability and schedule compliance.
- Ensure compliance with all contract documents, including prime and subcontracts; manage design consultant coordination as needed.
- Maintain current understanding of all plans, specifications, and change documents.
- Resolve conflicts among trade partners or team members to keep the project on track.
- Ensure successful project closeout and client handoff through documentation, training, and feedback processes.
- Protect company operations by maintaining confidentiality of proprietary information.
- Active participation and execution of Quiring's Safety Program to maintain a healthy and injury-free work environment.
- Participation in training and company meetings as appropriate to support individual and organizational growth.
- Contributes to team and client relationship development through effective communication and collaboration.
Qualifications:
- Proven experience (generally five plus years) in an Assistant Project Manager or equivalent role.
- Ability to lead, create, and support team morale.
- Ability to strategize, solve problems, plan and meet deadlines.
- Ability to identify and resolve complex issues.
- Intermediate computer skills in Microsoft Office Suite, Project Management Software (Vista, Autodesk or similar), scheduling software (Microsoft Project, Primavera, or similar), PDF editing software (Bluebeam or similar)
- Knowledge of construction methods, materials, and building codes.
- Effective communication and interpersonal skills with the ability to work cross-functionally.
- Self-motivated with the ability to work independently and manage multiple projects simultaneously.
- Must possess a valid California driver's license.
