As a Title Searcher/ Examiner, Associate Specialist at SCE, you’ll provide critical analytical support to the Rights Analysis Department, processing basic Rights Checks from various internal Business Partners. Your work will help power our planet, reduce carbon emissions, and create cleaner air for everyone.
Focus Of Role- Analyze land rights information; gather documents and supporting data via various systems and land records; review legal descriptions and associated documents to support SCE’s real estate holdings and transmission, distribution and telecommunication facilities.
- Present information and provide recommendations to department management to resolve basic title and land rights issues; review legal descriptions, maps and exhibits to ensure analysis is complete and accurate.
- Plan all aspects of the analysis along with presentations and implementations of strategies for a basic to moderate analysis; perform other assigned duties.
- Search and analyze land related rights such as Grants of Easement, Grant Deeds, Quitclaims, and other title documents.
- Examine land rights documents.
- Read and interpret on‑record and off‑record maps (Tract, Parcel, Records of Survey, Assessor, FIM, GEOview, Work Order sketches).
- Determine and assess customer needs, report findings and recommendations.
- Collaborate with business partners and peers to support continuous improvement.
- Protect company assets—including physical, financial, cybersecurity, and sensitive data—with the highest standards of conduct and integrity.
- Experience performing title insurance searches and examinations.
- One or more years of experience as a Title Searcher/ Examiner or in a related field performing real estate or title analysis and reporting.
- Experience analyzing and interpreting land rights such as Grants of Easement, Grant Deeds, Quitclaims, maps, legal descriptions, title reports.
- Experience using Microsoft Word, Excel and Outlook.
- Real Estate certificate from an accredited college or a California Real Estate License.
- Bachelor’s Degree or higher in Business or related field, or equivalent combination of education, training and experience in title company practices or the real estate industry.
- Experience with resource and project planning, decision making, results delivery, team building, and staying current with technology and innovation.
- Work mode is hybrid; employee will report to an SCE facility for a set number of days with option to work remotely. Employees are required to work and reside in California unless otherwise noted. Details will be discussed at interview; work mode may change based on business needs.
