From overseeing the full lifecycle of land assets to identifying opportunities for revenue generation and ensuring compliance across leases, easements, and rights‑of‑way, you'll play a strategic role in safeguarding the land that keeps our grid resilient .

Responsibilities
* Manages the ongoing administration of leases, easements, and permits, ensuring continuous compliance with terms and tracking expiration/renewal dates.
* Address and resolves routine inquiries and minor encroachment issues from internal and external stakeholders regarding existing land use.
* Performs thorough property research on existing assets, interprets maps and parcel data, and utilizes GIS tools (e.g., Tract Maps, Parcel Maps, Google Earth, and Land Vision.) to support ongoing land management decisions.
* Suggests and documents improvements to routine land management operational procedures and workflows.
* Coordinates with internal departments (e.g., operations, engineering, environmental) to facilitate information sharing and ensure alignment on existing land uses.
* A material job duty of all positions within the Company is ensuring the protection of all its physical, financial and cybersecurity assets, and properly accessing and managing private customer data, proprietary information, confidential medical records, and other types of highly sensitive information and data with the highest standards of conduct and integrity.
Minimum Qualifications
* Five or more years of experience performing right of way or real property transactions and real estate acquisitions.
* Possess a valid Class C Driver's License.
Preferred Qualifications
* Bachelor's degree or higher in Real Estate, Business Administration, GIS, Engineering, or related major.
* One or more years of experience supporting utility transmission and distribution land requirements, including substations, transmission corridors, and infrastructure projects.
* Experience working in regulated environments, particularly where land use intersects with safety, reliability, and environmental compliance requirements.
* Experience supporting or leading small‑ to mid‑scale land management projects or asset optimization initiatives.
* Experience with utility ROW standards, eminent domain processes, and public utility easement requirements.
* Experience managing divestiture, surplus property evaluation, or land revenue‑generating opportunities for utility organizations.
* Experience conducting or reviewing land research, title reports, legal descriptions, surveys, plats, and parcel maps related to utility infrastructure.
* Experience with encroachment resolution, landowner negotiations, and resolving access or property use issues affecting utility assets.
* Experience and knowledge of California state utility commission regulations related to land rights or utility corridors.
* Experience negotiating land use agreements, easements, and permits with landowners, municipalities, and regulatory agencies.
* Experience with GIS platforms, such as ArcGIS Online, Google Earth, Land Vision, or similar mapping tools used in utility land management.
* Experience maintaining ROW and land documentation in compliance with utility standards using platforms like SharePoint, Excel, GIS databases, or proprietary systems.
Experience coordinating with engineering, planning, environmental, land survey, and construction teams for utility projects.
