MaintenanceTechnician
The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role includes administering the make‑ready process in alignment with the property’s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities- Community Maintenance: regular/daily onsite attendance and response to resident/management requests and work orders for common areas, buildings, and units.
- Repair and replacement of community common areas and units; scheduling and performance of maintenance/repair-related turnover events.
- Daily cleanup of exterior grounds, breezeways, and all common areas.
- Swimming pool maintenance and cleaning with accurate chemical logs.
- Inspection of grounds, buildings, and community features to identify and correct hazardous conditions.
- Maintain a preventive maintenance program to extend community life and minimize future repairs.
- Follow Asset key policy and maintain a well‑organized, properly stocked maintenance shop adhering to OSHA guidelines.
- Assist the Maintenance Supervisor in hazard communications and promote safe work practices.
- Participate in unit inspections and assist with inventory monitoring.
- Maintain accurate records of service requests, EPA/OSHA standards, preventive maintenance, and work progress.
- Support office, common area, and model unit upkeep and cleaning.
- Report violations of community rules to the Maintenance Supervisor or Community Manager.
- Participate in on‑call emergency duty at the community.
- Utilize property resources economically.
- Perform additional tasks as requested by the Maintenance Supervisor or Community Manager.
- Customer & Resident Relations: excellent customer service and consistent policy enforcement.
- High School Diploma or Equivalent.
- Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
- Ability to understand and perform all on‑site software functions.
- Regular movement, ladder and stair climbing, lifting and moving objects up to 100+ lbs., operating machinery and power tools, and working in varying environmental conditions.
- Occasional stationary or prolonged standing/sitting periods.
- Ability to work overtime, weekends, night hours, and be on‑call for emergencies.
- Reliable transportation required due to emergency on‑call duties.

Salary Range
: $17 per hour to $18 per hour
