Property Manager, Multifamily

Job Summary:

Property Managers are responsible for maintaining our communities to a market-ready standard, ensuring a high level of service, and motivating high-performing teams to maximize property performance.

Essential Duties and Responsibilities
  • Ensuring the smooth running of our community in a fast-paced environment. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability. Completing lease/renewal paperwork to ensure company standards.
  • Tracking and evaluating advertising and all client traffic.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, to maximize engagement and minimize turnover.
  • Driving revenues with a thorough understanding and analysis of competition and development of creative marketing programs.
  • Leading by example. Instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.
  • Supervising day-to-day operations of the entire on-site team, ensuring all policies and procedures are followed.
  • Maintaining effective on-site staff through interviewing, hiring, and coaching.
  • Maintaining residents’ files in accordance with company standards.
  • Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Managing and maintaining all aspects of community budget and finances.
  • Working with leasing staff to ensure leasing/marketing goals are met.
Competencies
  • Effective communication and customer service skills.
  • Computer literate, including Microsoft Office Suite and internet navigation skills.
  • General office, bookkeeping, and sales skills with excellent oral and written communication skills.
  • Determine leasing opportunities for staff and work on goal setting, improving performance of each staff member.
  • Supervise day-to-day operations of team, ensuring all C&W policies and procedures are followed.
  • Work with leasing staff to ensure leasing/marketing goals are met.
  • Be able to manage a team.
  • Perform any other related duties as required or assigned.
Education
  • Bachelor’s Degree preferred.
  • Real Estate License preferred.
Experience
  • 3+ years of Property Management experience.
  • 3+ years of Management experience.
Work Environment

This job operates in a professional office environment. The role routinely uses computers, phones, photocopiers, filing cabinets, and fax machines. Regular travel is required.

Physical Demands

Stand and walk for extended periods; ascend and descend staircases, ladders, and step stools. May be required to travel between buildings in varying outdoor weather conditions. Remain stationary 85% of the time and operate office machinery. Can exert up to 25 pounds occasionally or frequently. Travel may vary up to 15% of the time.

Compensation and Benefits

Salary range: $63,750.00 – $75,000.00. Benefits include health, vision, dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time off.
