Winn Companies is searching for a Property Manager III to join our team at North Port Village
, a 251-unit affordable multifamily and senior housing community located in Port Huron, MI
.
In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.
The salary range for this role is $64,000.00-$68,000.00 annually. The selected candidate will adhere to the following schedule:
Monday through Friday from 8:00AM to 5:00PM.
- Oversee the daily operations, occupancy, financial performance, and resident satisfaction of a mixed-population affordable housing community.
- Ensure compliance with HUD, Project-Based Voucher (PBV), Low Income Housing Tax Credit (LIHTC) Program, and other applicable federal, state, and company regulations.
- Manage all leasing and occupancy activities, including move-ins, move-outs, recertifications, interim recertifications, renewals, and rent calculations.
- Maintain accurate resident files, property records, reporting, and system data in Real Page.
- Monitor accounts receivable, rent collections, delinquency activity, and resident communications.
- Lead, coach, and support onsite staff while fostering a collaborative, customer-focused environment.
- Oversee property appearance, maintenance operations, vendor services, and resident concerns.
- Prepare budgets, review financial performance, and implement strategies to meet operational goals.
- High school diploma or GED.
- 3+ years of affordable housing property management experience.
- 1-3 years of supervisory or team leadership experience.
- Experience with HUD, Project-Based Voucher (PBV), and Low-Income Housing Tax Credit (LIHTC) programs.
- Experience processing certifications, recertifications, and interim recertifications (TICs/IRs).
- Knowledge of landlord-tenant laws and affordable housing compliance requirements.
- Strong organizational skills, attention to detail, and ability to manage a high-volume workload.
- Excellent customer service, communication, and problem-solving skills.
- Proficiency with Microsoft Office and property management software.
- Bachelor's degree.
- 5+ years of affordable housing property management experience.
- Experience managing communities with layered subsidy programs, including HUD and LIHTC.
- Experience using Real Page property management software.
- Knowledge of family housing, senior housing, and mixed-population communities.
- Industry certifications such as CAM, ARM, RAM, SHCM, CPL, or equivalent.
