Compensation: $115,000 – $150,000 base salary (DOE) + performance bonus potential

Our client is seeking an experienced Estimator specializing in multifamily construction to join the preconstruction team in Portland, OR. This role is critical in driving accurate, competitive, and profitable bids for large-scale multifamily residential projects across Portland and surrounding regions.

You’ll work closely with leadership, project managers, subcontractors, and developers to develop detailed cost estimates, evaluate project feasibility, and support winning bid strategies.

Key Responsibilities
  • Prepare detailed conceptual and hard dollar estimates for multifamily projects (garden-style, mid-rise, and mixed-use residential)
  • Perform quantity takeoffs using industry-standard software (e.g., Bluebeam, OST, Plan Swift, or similar)
  • Solicit, analyze, and level subcontractor and vendor pricing
  • Collaborate with preconstruction, design, and operations teams during bid development
  • Review construction documents to identify scope gaps, risks, and value engineering opportunities
  • Develop accurate general conditions, staffing plans, and logistics assumptions
  • Maintain historical cost databases to improve estimating accuracy over time
  • Participate in bid reviews, risk assessments, and client presentations as needed
Qualifications
  • 5+ years of estimating experience in commercial construction (multifamily strongly preferred)
  • Strong understanding of multifamily construction systems, means and methods
  • Experience with ground-up apartment developments preferred
  • Proficiency in estimating software and Excel-based cost modeling
  • Ability to read and interpret architectural, structural, and MEP drawings
  • Strong negotiation, communication, and analytical skills
  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred (or equivalent experience)
