Position: Project Manager (Multifamily Construction)

Project Manager (Portland, OR)

Required to work Monday through Friday from 7:00 a.m. to 4:00 p.m. with flexibility to work additional hours as needed. The position requires the incumbent to be physically present on the project site during office hours.

Compensation & Benefits
  • $140,000 to $180,000 per year
  • Bonus incentives, including milestone bonuses, may apply

Qualifications
  • At least 7 years of experience in the construction industry
  • Minimum 4 years of multifamily or hotel project management experience
  • Preferred if you have managed at least 2 projects of 150 units or more from start to finish
  • Proficiency in MS Project or similar scheduling software is required
  • Experience with Procore is preferred
  • Ability to read construction plans and specifications is required
  • Bachelor’s degree in Construction Management or a related field is preferred
  • Exceptional attention to detail, strong organizational skills, and effective communication
  • Proficiency in Microsoft Office applications, including Excel, Word, and Outlook
Responsibilities
  • Perform quantity take-offs and estimate labor and materials, including suppliers and subcontractors
  • Procure competitive bids for all construction aspects of the assigned projects
  • Coordinate with utilities, city, county, and other agencies to determine required fees and charges
  • Collaborate with the scheduling department to establish and weekly update the project schedule
  • Develop and update building-by-building tower schedules for the entire project on a weekly basis
  • Supervise Project Superintendents in scheduling subcontractors and material deliveries
  • Identify and address potential problems relating to job organization
  • Prioritize tasks to ensure smooth project progression
  • Supervise tasks and responsibilities of employees and subcontractors
  • Conduct frequent site visits to verify organization, cleanliness, and progress according to the schedule
  • Negotiate and sign all subcontract agreements
  • Implement material processing and track all incurred costs
  • Review timesheets submitted by subordinates
  • Problem‑solve with architects, engineers, and local authorities
  • Write and sign all purchase orders, change orders, and back charges
  • Monitor subcontractor agreements and issue written notices for non‑performance
  • Ensure that all procedures and workmanship meet AHBI standards
  • Verify required inspections by governing authorities and resolve deficiencies before unit inspections
  • Confirm that project close‑out meets all requirements and that permanent occupants are obtained from the building department
  • Ensure Project Superintendents regularly update the Total Project Schedule and Individual Building Tower Schedules
  • Verify a complete inventory of tools on file and their maintenance
  • Enforce the Company Safety and Security Policy and Procedures on site at all times
