Project Manager, Construction Manager​/ Foreman, Regulatory Compliance Specialist

The Fordy Group has partnered with a leading commercial General Contractor in the Pacific Northwest to identify an experienced Construction Project Manager. This organization has built a strong reputation for delivering complex, high-profile projects that positively impact local communities. Their portfolio includes K-12 and higher education facilities, hospitality developments, public safety buildings, civic projects, and other landmark commercial construction projects.

As a Construction Project Manager, you will play a critical role in leading projects from preconstruction through closeout. You will be responsible for managing project risk, budgets, schedules, contracts, procurement, client relationships, and overall project execution while collaborating closely with Superintendents and project teams to ensure successful project delivery.

• Manage project risk, finances, owner and subcontractor contracts, schedules, documentation, change orders, stakeholder communications, OAC meetings, and permitting processes.
• Partner with Superintendents and project teams to develop project schedules, logistics plans, procurement strategies, and safety initiatives.
• Lead subcontractor and supplier buyout processes, contract negotiations, and procurement activities.
• Oversee project quality control, safety compliance, submittals, RFIs, and regulatory compliance.
• Demonstrate a strong understanding of construction law, prevailing wage requirements, public works projects, building codes, and industry best practices.
• Manage projects utilizing various delivery methods, including Lump Sum, CM/GC, and Design-Build.
• Support estimating, bid package development, preconstruction services, value engineering, and constructability reviews.
• Develop and maintain project budgets, forecasts, and financial reporting.
• Track labor productivity and forecast labor requirements.
• Build and maintain strong relationships with clients, architects, consultants, and subcontractors.
• Manage owner billings, subcontractor payments, lien waivers, insurance requirements, and certified payroll documentation when applicable.
• Administer change management processes and negotiate change orders with clients and trade partners.
• Lead project closeout activities, including O&M manuals, warranties, as-builts, record drawings, and final completion documentation.
• Prepare Guaranteed Maximum Price (GMP) amendments and related exhibits.

• Bachelor's degree in Construction Management, Engineering, or a related field preferred.
• 5-10+ years of Project Management experience in commercial construction.
• Proven experience managing ground-up commercial, public, institutional, or complex construction projects.
• Proficiency with Microsoft Office Suite, MS Project or Primavera P6, Bluebeam, Procore, Sage, and presentation software.
• Strong organizational skills with the ability to manage multiple priorities and deadlines.
• Excellent communication, negotiation, and relationship-building abilities.
• Customer-focused mindset with a professional and collaborative approach.
• Valid driver's license with a clean, insurable driving record.

This role requires a combination of office and field-based work. Candidates should be comfortable visiting active construction sites and performing occasional physical activities, including walking job sites, climbing stairs, and standing for extended periods as needed.
