Maintenance Technician

San Antonio, Texas

Schedule:

Monday – Friday 8:00 am – 5:00 pm. Position is part of regional rotating on‑call schedule for after‑hour emergencies.

Location:

Apartment community in San Antonio, Texas.

Reports to:

Maintenance Supervisor.

Compensation Package
  • Competitive starting hourly pay: $21.75 – $21.75.
  • Monthly phone allowance: $50.00.

Administrative
  • Comply with Fair Housing and Equal Housing Opportunities requirements.

  • Comply with OSHA safety regulations.
  • Attend training and development seminars.
  • Communicate daily with the Maintenance Supervisor and Property Manager; perform tasks as requested.
Asset Preservation
  • Ensure building complies with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Perform scheduled inspections of common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable).
  • Perform regular preventive repairs.
  • Replace recalled appliances promptly.
New Resident Preparation
  • Complete apartment turnovers within three days of vacancy.
  • Coordinate with Maintenance Supervisor and Property Manager on turnover schedule.
  • Minimize turnover time by conducting pre‑ and post‑move‑out inspections.
General Maintenance
  • Assist with inventory of tools, supplies, and materials.
  • Assist with maintaining an orderly maintenance shop and storage areas.
  • Be on‑call for after‑hour emergencies on a rotating schedule; respond immediately.
  • Complete repairs involving electrical, plumbing, appliances, or carpentry.
  • Maintain pool or spa (if applicable).
Resident Experience
  • Complete work orders within 24 hours of submission to ensure community member satisfaction.
  • Promote community member satisfaction by maintaining cleanliness and curb appeal.
  • Paint interior and exterior surfaces as needed.
  • Interact with community members professionally, courteously, and non‑discriminatory.
What You’ll Need
  • Authorization to work in the United States.
  • High‑school diploma or equivalent.
  • Reliable transportation.
  • One or more years of experience in multi‑family maintenance.
  • Possession of own hand tools.
  • General knowledge of maintenance functions (groundskeeping, snow removal, painting, appliance repair, caulking, minor electrical, plumbing, pool maintenance, HVAC, obtaining vendor bids, ordering inventory).
  • Demonstrated teamwork, good hygiene, ethical behavior, integrity, excellent customer service and communication, multitasking, conflict resolution, analytical decision‑making, ambition for continuous professional development.
Your Work Environment
  • Approx 90% time inspecting property grounds, apartments, building structure, landscaping, signage; may require climbing stairs, scaffolds, ladders, walkways.
  • Approx 10% office environment using computer, tablet, phone.
  • Frequent lifting, pushing, carrying or pulling of 20–50 pounds.
  • Frequent kneeling, crouching, bending, reaching to inspect appliances and fixtures.
  • May be required to work weekends.
