About the Maintenance Supervisor Position

We’re looking for a talented maintenance supervisor who will manage day‑to‑day maintenance operations and physical upkeep of the assigned property, ensuring compliance with Avenue5 policies and all local, state and federal regulations. The role includes risk‑management compliance, budget contributions, and leading the maintenance team.

Responsibilities
  • Ensure daily maintenance tasks such as service requests and unit make‑ready standards are met.
  • Track progress of service requests and identify chronic maintenance issues.
  • Respond to maintenance issues promptly as outlined in company policy while maintaining professionalism.
  • Perform repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as needed.
  • Conduct general carpentry duties (wallboard repair, counter top/cabinet replacement, finish carpentry, etc.).
  • Execute proactive preventive maintenance (siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, etc.).
  • Ensure work order system accuracy and timely completion to company standards and resident satisfaction.
  • Inspect property grounds, buildings, and common areas daily for safety and cleanliness.
  • Manage emergencies (snow, fires, floods) and assist in incident response.
  • Communicate timely with maintenance supervisors and property managers regarding all maintenance issues.
  • Promote safety and risk management per local and company regulations.
  • Monitor response times for on‑call/after‑hours assignments; participate in on‑call rotation.
  • Maintain high cleanliness and curb appeal standards; interact courteously with residents.
  • Build collaborative relationships with residents, other properties, and agencies.
  • Conduct pre‑move‑in and post‑move‑out inspections ensuring quality unit turns.
  • Mentor the maintenance team.
  • Monitor and ensure maintenance costs remain within budget and provide expense input for future budgets.
  • Solicit and manage suppliers and contractors in compliance with company policy.
  • Work with property manager to ensure compliance with all policies.
  • Collaborate on weekly walks with leadership to review challenges and operations.
  • Complete special projects as assigned by leadership.
  • Other duties as assigned.
Education and Experience
  • High school diploma or equivalent (required).
  • Minimum three years in the property management industry or directly related field.
  • General maintenance and carpentry skills.
Skills and Requirements
  • Valid driver's license, clean driving record, and current auto insurance (required).
  • Proficient reading, writing, and understanding of English.
  • Basic office equipment proficiency (telephone, fax, printer, copier, key track system).
  • Excellent customer service and interpersonal skills.
  • Strong organization and time‑management.
  • Ability to multitask and perform basic math.
  • Discretion and ability to cope with challenging situations.
  • Maintain professional appearance following uniform policy.
  • Compliance with all safety requirements.
  • Completion of Avenue5 Fair Housing, Diversity and Inclusion Training within first 30 days.
