Position

ASSISTANT COMMUNITY MANAGER

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency management and rent collection to optimize the property's cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager.

As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Posting all payments and income received from applicants, current residents, and non-current residents accurately, timely, and efficiently.
  • Processing and reconciling daily accounts receivable.
  • Monitoring and following up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Assisting the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Posting charges to resident and non-current resident accounts; including bill-backs of utilities where applicable.
  • Managing end-of-month closing procedures and reporting.
  • Maintaining accurate and organized records; auditing resident files for accuracy.
  • Walking units and posting move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance with Company policies and procedures.
  • Strategic Leasing Management: ensure leasing techniques are effective in obtaining closures, follow-up procedures, lease signings/documentation, and reporting systems are accurate and up to date.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
  • Effectively show, lease, and move in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround and maintenance staff responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, address inadequate service, etc.).
Education/Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred or two years in the housing industry; or one to two years of related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
